One bedroom for rent in lovely two-bedroom apt

A nice-sized room in a spacious two-bedroom apartment. The room is large enough for a queen-sized bed and a dresser or a desk, with space to move around. It is the ground level of a two-family house and has hardwood floors, a spacious closet, and two windows which look out onto the shared small patio. You're welcome to install a window air conditioning unit!

The apartment has one bathroom with a shower/tub. The kitchen is a dream if you enjoy cooking or baking! Ample counters and cupboards, lots of space, room for a table and three chairs, a full-sized stove/oven and a dishwasher! The living room has two windows and the kitchen has one, so the apartment receives a lot of light.

The house is currently furnished except for the room that is for rent. There is a large Ikea bookshelf in the room now that a renter is welcome to keep for themselves or can be thrown out. The patio outside has a grill along with a small table and chairs and is great for dining al fresco (you can hand things from the kitchen window to someone outside through the window).

The neighborhood is lovely - typically very quiet and safe, but close to everything you need - bagels, coffee, a laundromat, drugstores, great bars and restaurants. The Bohemian Beer Hall & Garden is a five-minute walk away. The apartment is also right around the corner from the Ditmars Boulevard N/W stop.

The apartment is currently also home to a cat named Benny who is a lovebug once he gets to know someone. Any future pets would have to meet Benny to assess how they would get along before becoming permanent residents.

I am a 37-year-old woman who is recently separated after a long marriage. I've lived in this apartment for three years. I'm typically out of the apartment from 8:30 a. m. to 6:30 p. m. Monday-Friday for work. I'm a fairly quiet person who enjoys watching TV, craft beer, doing crafty things, baking and sleeping. I like to hang out and go out to events and bars, but I also appreciate my alone time. I'm fairly clean, but a dish left in the sink won't set me off. I am ideally looking for a female roommate in her late 20s or 30s who has a similar temperament. No couples, please, and no one who works from home 100% of the time.

This will be a sublet for the remaining length of the lease until July 2019. At that time, we can assess the situation and possibly add the renter to the lease for the following year. First month and security deposit due at signing ($3,125 total). The security deposit is equal to 1.5x one month's rent ($1,875). If the renter signs the lease in 2019, $625 will be returned at that time. Potential renters will also need to provide their last three paystubs.

Heat, hot water and cooking gas are all included in the rent. Extra utilities include electricity ($35-$55 each month, depending on the season, per person) and high-speed internet ($25 each month per person). There is also a streaming television service, the cost of which can be split if the renter wishes to use it. The renter will also need to sign a roommate agreement.

If the renter moves in the middle of the month, the rent will be pro-rated, but the full security deposit will still be required.
