Bedroom, home office & bathroom in large house

I'm interested in renting out two rooms and a bathroom, which are next to each other on the second floor. I?d like to rent both rooms to one person or to a couple for $1100 per month combined. (This site makes you list the rent for the rooms separately, which looks confusing. Sorry!)

The larger room -- which is the first listed photo -- is a good size for a bedroom. It's roughly 9'9" x 12'5" (not including the closet). The slightly smaller one -- the second listed photo -- is 9' x 12" (including the closet), and works well as a home office/gym area. At least, that's how I've been using it. The bathroom is the third photo. All of these rooms would be unfurnished.

I own the house and live here. It's a four bedroom house, so the two rooms that I'm not renting are my bedroom (third floor) and office (second floor). I'm WFH for the foreseeable future.

I think this arrangement would be ideal for an individual or couple who want a private bedroom and a separate room for a home office. Normally I'd rent out more of the space, but since it's a pandemic and people are home more, I think this gives everyone lots of space and privacy.

The shared spaces in the house include: the entire first floor, which is open plan; the small outdoor space behind the kitchen; the third floor deck, which is lovely in the summer since it gets shade from a large tree; and the basement, which has a washer and dryer and storage space.

The kitchen is large and well-stocked: it has a dishwasher, microwave, oven, stove, and a new fridge. All of the shared spaces are furnished. (I haven't included the photos of the other rooms in the house: my bedroom and bathroom on the third floor; and my home office, which is the north-facing room on the second floor.)

The house is in a great location in graduate hospital. It's on a quiet street (where you can usually find parking), and in a friendly, diverse, and safe neighborhood. It's also very conveniently located: an easy walk to Rittenhouse Square, a few blocks from multiple bus routes, and near a great cafe (Ultimo) and good restaurants, and less than a mile from the Schuylkill River. The house gets a lot of light, has nice hardwood floors, and now has more plants than I can count. There's a good HVAC system.

All photos are taken from when the property was last listed a year ago, but the furniture is much nicer now. This site doesn't let me post a video of the virtual tour that I recently made of the house, but I can provide a link to that on request.

As for lease details:
- The lease duration can is flexible; I'm open to 6 or 12 months at a time.
- The monthly rent for both rooms combined is 1100.
- That doesn't include utilities (gas, water, electricity, and internet). The costs of those are all fairly normal range, except for the electricity, which is unusually cheap because the house is 70% powered by solar panels.

Other things:
- I have a dog (so don't apply if you don't want to live with a pet). She's very gentle, friendly and affectionate. I have no problem at all with having other pets in the house, but it's very important that they're dog-friendly!
- I'm vegan, so I also have a preference to rent to an individual or couple who are vegetarian, but this isn't essential.
- I don't care if you smoke, but I'd prefer it be out of the house.
