The Home:
The second bedroom sublet in this newly renovated 1,092 sq. ft. townhome in the Point Breeze neighborhood of Philadelphia is now available as early as August 1st (1 year lease lasts till May 2022). The third/smaller bedroom is currently unoccupied, but could be utilized as extra storage space (or your room if you prefer it). Washer/Dryer in unit. There is currently one AC unit downstairs. We have new appliances (stove, fridge, washer/dryer, etc.), a small private back area, garbage disposal, Xfinity Internet, etc.. Renter is responsible for all utilities. Accepts pets- one time non refundable fee of $300.
We are looking for someone who meets the following requirements
1. Ready to move in ASAP
2. Good credit above 650 points (No Exceptions)
3. Household monthly gross income around 3x the rent amount.
4. Proof that you are currently employed

Rent:
entire home: $1,300/mo
split two ways: $650/mo
split three ways: $433/mo

The Location:
The townhome is located at 1228 S 23rd St. and right across the street from a small grocer. It’s within walking distance to a myriad of restaurants, parks and rec, grocers/supermarkets, and Center City. The 7 Train bus stop is right outside. Good street parking where visitors can also park.

Roommate:
26 year old male with 6 year old quiet, German Shepherd (she is very friendly, gentle, and keeps to herself or by her owner’s side — sleeps in his room). Roommate works majority of the week (Sun-Thurs from 3pm-12am), so you have the place to yourself for a majority of the day.
Looking for respectful, social, kind male roommate who is responsible about rent and bills.

When:
Room will be available August 1st for a 12-month lease (ending May 2022). We would ideally like to have new roommate add on to the lease and sign by July 30th.
