Huntington Beach Room with Private Bath for Rent

Ad ref# 102081158

My roommate is going to move in with her boyfriend and we are looking for someone to replace her spot on the lease.
Looking for 1 to 2 people, females preferred (1 for $1,100 or 2 for $600 each) plus half utilities, or open to a single mom and a son age 10 and up.
Must be clean, non-smoking, no drugs, and no pets. Occasional overnight guest(s) are ok but with discretion please as I have children.
Must fill out an application (including fees) and qualify with the leasing office. Must have a stable income, good credit, and no evections. You will be replacing my current roommate on the lease.
For rent is a large bedroom with a huge wall to wall closet, and own private bath across the hall available as soon as March 1st. This apartment is a ground floor 2B/2B behind 5 Points in Huntington Beach, minutes from the ocean and a Trader Joe's right around the corner! Our apartment has an open living room with a gas fireplace and 8" tall sliding glass doors leading to a quaint shaded patio, ample storage in the hallway, and is centrally located in the complex near the pool, jacuzzi, mailbox, and parking. This secluded community has peaceful tree-lined courtyards amid beautiful streams, fountains, and ponds including a bigger waterfall behind the pool. We're conveniently located in Huntington Beach, California near an abundance of shopping, dining, and entertainment options. With easy access to the 405 Freeway and near the beach, everything you could ever need or want is close to home.
Parking is rarely an issue and is usually shaded.
You'll have full house privileges, of course. I have a large Samsung refrigerator with plenty of space for you. The kitchen has a big pantry as well as tons of cabinets and countertop space for any cooking or meal prep you wish to do. We have a gas stove/oven, microwave, and dishwasher. I also have a dining room table set and patio furniture, and I may be keeping the sectional. The bedroom is unfurnished but I do have a basic queen-sized bed frame I can put in there, I just don't have an extra mattress. Laundry is on-site, there are several rooms throughout the community, it's $1.25 per wash & dry. Feel free to paint the bedroom and bathroom to your style, it will need to be primed back to white before you move out. I've included photos of the complex and the apartment before we moved in. I also outlined your private areas in red on the floorplan.
You would be living with me and my 2 sons. I am in my 30's and they're 15 & 13. We are clean, quiet, and respectful. We are sharing the master bedroom and do not use the 2nd bathroom at all, that would be completely private for you and your guests. I am employed by The Walt Disney Company and will most likely be working from home again once we reopen, and both boys are in school. We have a very fluid schedule that varies day to day, and we do most of our heavy cooking at my close friend’s house. We're currently binge-watching Survivor together over there. You'll rarely see my oldest son due to his school schedule (and that he's too cool for me now), and my youngest son is usually outside on his scooter with friends or inside playing video games.
If you feel like this would be a good fit please send me a message with any other questions or to get in contact to apply. I am usually available anytime to meet with you at the leasing office. I will have to refer a viewing of the room to my roommate as that is her personal space, she's available most evenings 6:30pm or after.
