Looking for someone to take over the remainder of a lease for my brother who recently was transferred out of state for work.
Earliest move-in date would be 5/9/21, with the lease ending on 11/14/21.

Rent = $1350/mo
Security deposit = $500
Utilities = $100/mo average + $35/mo for internet
Normally these townhomes are around $3100+/mo, but you would only be responsible for $1350 + utilities outlined above.
Landlord requires proof of income, credit, and background check.

About the room:
The open bedroom is an unfurnished 12'5" x 9'4" with adjoining private bathroom with shower. A queen mattress and desk fit quite comfortably.

About the house:
The townhome is a 2 story split-level 1224 sq ft unit, with the bedrooms upstairs and the kitchen and living room downstairs. The kitchen and living room are already furnished but I'm not attached to any of the furniture so if you have a ton of nice furniture I could be persuaded to store mine. Each bedroom upstairs has its own attached full bathroom, and there is even a half bath on the lower level for guests. There is a brand new in-unit washer and dryer.

The primary benefits of the townhomes in this complex is the beautiful private patio that overlooks Back Bay, no neighbors above or below you, in-unit washer and dryer (which is a huge deal because the public laundry facilities here can be a nightmare), and the gas fireplace. As with most apartments close to the coast, there is heat, but no AC. Fortunately, the windows in this townhome face north and south and it stays MUCH cooler in the summer from the cross-breeze than the apartments at this complex.

After living in about 10 different apartment complexes in my life, I can say that Park Newport is one of the best. The Back Bay hiking trail is just down the hill, and the complex is within walking distance to Fashion Island and Balboa Island. UCI and Corona Del Mar state beach are a 5 min drive as well. The complex even brings in a food truck every Friday and some Tuesdays. The people that live here is a good mix of young professionals, retired folks, and a few families.

Parking is on the surface lot and there usually isn't an issue finding a spot. I have a garage permit as well that you can use when I'm not here.

About me:
I’m a 32 year old male who works for a small health insurance company. Since COVID our staff has transitioned to remote so I'm currently working from home M-F ~7am-5pm. I usually work at my desk in my bedroom. In my free time I like to do things outdoors, watch TV or sports, or go out for happy hour with some friends. Tuesday nights I play tennis with a large group of folks who live here. I drink socially but not a hardcore partier. Non-smoker. Prefer no animals.
