Modern Room

Hello!
I am looking for one tenant to rent out a room in our single-story family home in Anaheim, CA. Please see details and attached pictures below:
Terms ― 6 months to start. Lease can begin as soon as Feb 1st, 2021.
Current Situation - just two people (my boyfriend and I)
Price - $850, including utilities, internet, driveway/street parking. Due the 1st of every month
Amenities:
Bathroom - Shared outside bathroom
Kitchen ― You have access to the kitchen any time of day
Washer/dryer ― You have access to the washer/dryer which is located in our garage
Bedroom ― Fully furnished: queen size bed, dresser, closet, tv, mini fridge, lighting. *We are trying to find someone who would like to keep all these items in the bedroom.
Private Entrance ― The bedroom has a door that leads to our front patio, which is also furnished. It’s a great place to chill at night with our string lights on and just feel a nice breeze!
Policies:
Guests - During this pandemic we want to keep our guest policy rather limited. We will not be allowing sleepovers for any guests, but will allow a limited number of guests to visit during short time frames. As the year progresses and things seem more optimistic, we can discuss leniency on this policy.
Pets ― no pets allowed.
Smoking ― Smoking is allowed on the outside premises. We just ask that you discard in an ash tray.
Storage Space ― Please note that we do NOT have any additional storage space in the house for bulky or miscellaneous items. Storage for kitchen supplies can be provided if needed.
Preferences:
-Tenant needs to work full time. Please let me know if you are in a work-from-home situation currently or not. Proof of income must be provided if you're interested in a lease.
-We would like to have a housemate who is clean, quiet and responsible.
Some Fun Facts About Us:
-We love to play board games, video/computer games, and both work full time, from home at the moment.
-We love to cook, garden, and have occasional arts and crafts sessions.
