2nd bedroom available in Washington Heights. I own my 2-bedroom apartment (600 sq. ft. newly renovated in 2020) as a shareholder in Lafayette Gardens, a cooperatively owned pair of buildings right off 181st with a view of the Hudson River, NJ Palisades, and the George Washington Bridge (see photos). The 2nd bedroom (for rent) is small at approximately 95 sq. ft, has a closet, pocket doors, and a quiet enclosed radiator that doesn't knock in the winter like other NYC apartments. It reduces the air-drying effect typical exposed radiators have in winter. There's space enough for a queen-size bed and two smaller pieces of furniture.

I’m 43, a musician and former music teacher. Currently embarking on a career shift with the goal of being able to work from home. I am clean, reasonable, and considerate. I communicate directly, clearly, and am seeking all these same qualities in a roommate. Open to either male or female roommate. My priority is to find a mature professional or older grad student seeking the same. Please take note of the shared bathroom. I don’t drink, but don’t mind if you do in moderation. No pets please.

Watch walk-through video from time of purchase (March 2020) for a better sense of the layout. You will not be able to find a nicer building or room in this area. Yes, it’s on the small side with no private bathroom, but come see it for yourself. No deposit, no fees. Just need first months’ rent. There is, however, a move-in fee if you are using a moving company.

Lafayette Gardens is filled with friendly and supportive neighbors that care about the neighborhood and maintaining a high quality of life in the building. No place is perfect, but the board of directors care a lot about the building and do a great job. Living in a building like this is a world apart from renting.

Kitchen has a half-size dishwasher, beverage fridge, gas oven and range, microwave, and washer-dryer combo (IN-UNIT LAUNDRY). Modern renovations from 2020. Dresser and tall bookcase available. Otherwise, unfurnished.

6. 20-minute walk, 15-minute commute, or 8-minute bike ride to Columbia Presbyterian Hospital.

1. Currently, there's sidewalk scaffolding outside the window of the rented bedroom and contractors are repairing our retaining wall. This work will probably last through the holidays and should wrap up mid-January if all goes according to plan.

2. Regularly scheduled building inspection and repairs (scaffolding included) are scheduled to happen in Spring of 2024. These inspections and repairs a part of the 5 year cycle that all NYC buildings must undergo according to the Facade Inspection Safety Protocol (FISP). The board of directors believes the inspection and repairs will be done by Summer 2024.

3. If I'm in town, I'm here, at the apartment. Any work I do for the foreseeable future will be remote, so that's something to consider for us both depending on your situation. I do get out a fair amount and leave town for road trips, but if you need an apartment to yourself for remote working purposes, this might not be the place for you.

There’s no approval process, no board application, but I will ask to see government issued ID to verify you are who you say you are, recent paystubs, and last years tax return proving you earn 40x the rent ($62k = 40 x $1,550). Please be prepared to provide two references who have known you at least 5 years.

This space is great for artists, people on the go, grad students, medical personnel, business folk, travelers.

If you have any questions, please feel free to reach out. I do have some flexibility in the rate for grad students and otherwise qualified candidates.
