Sunlit room in spacious 3bed/1bath UWS apartment

Ad ref# 102310078

Three-bedroom apartment with ample living area/kitchen, plus one small spare room that we share as a WFH office/reading/storage/craft room. We are on the fourth floor of a walkup building; no doorman but there is a large area in the lobby for packages. We don't have laundry in the building, but there is a laundromat on the next block. Building neighbors are friendly and of varying ages. The living room and kitchen both have windows that face the adjacent buildings/backyards below - great morning and daytime light, but not so much that it warms the space in summer. We have access to the rooftop; it's nothing fancy, but it’s a lovely spot for a cocktail at the end of the day, or a picnic, as we've done a few times! There is one bathroom, which we share pretty seamlessly without scheduling conflicts as our schedules are staggered. Our kitchen is well-equipped with a dishwasher, full-sized appliances and a decent amount of storage; we recently upgraded to an island (see the Christmas pic). We have systems for splitting fridge space, dividing chores so all spaces are regularly cleaned, and taking turns with the trash/recycling. We keep the shared spaces very clean/tidy and expect the same.

YOUR ROOM: Your bedroom is right off the living room, street facing, unfurnished. You have a great closet, as well as substantial loft storage above (handy for lesser used stuff, luggage and seasonal clothing). The layout can fit up to a Queen-sized bed, dresser/storage and a small desk great for working from home in the privacy and quiet of your own space. I’ve included a floor plan with measurements and example furniture layout for reference. It gets wonderful Eastern light most of the day - great for plants if you’re into that! Your window looks out on Columbus Avenue, with cute brick buildings across the street and fun people-watching. Our current roommate is moving out mid-lease, so you would be subletting until lease renewal on September 1st, 2023.

YOUR ROOMMATES: There are 3 total occupants. Apart from you and I, the third roommate is moving out end of August, so we’ll be looking for another new roommate for the start of the new lease on September 1st. So far it has been like-minded female professionals, aged late-20’s to mid-30’s; keeping it all women is strongly preferred.

As for me, I am in my early thirties and a professional interior designer in the hospitality industry. I have lived in NYC for 7 years, originally from the west coast. I am a Christian and involved in my church community, am social justice-minded, LGBTQ+ supportive and politically progressive (like most 30-somethings in NYC lol). I would love to live with others who share my values, and my faith (though not a dealbreaker).

At home I ultimately want to decompress; watching my few comfort shows (not a binge-watcher), staring at my plants (lol), doing something crafty/creative, or just relaxing. I don't often have people over, but do love to host now and then. I used to be very active/dedicated to fitness and eating well, and am working on getting back to that; we have ALL the parks to take advantage of around here! I like to enjoy a drink at home on weeknights sometimes, but otherwise keep it low key. I do not smoke and don’t mind if you do, but not in the apartment. I enjoy cooking when schedule/energy permits.

As for roommate living, I love to get along/be friends, but need my quiet/alone time and in turn totally respect your need for yours. I am clean and tidy, especially in shared spaces. No one is perfect of course (and I don’t expect you to be), but I love to come back to a clean, peaceful home and expect that everyone does their part to make the upkeep easy for one another. I have put a lot of love into the apartment but am always thinking of a new project!

NEIGHBORHOOD: We are in the Manhattan Valley area of the UWS, just two blocks from Central Park. Mostly residential, though there are a lot of smaller businesses/restaurants along Columbus near us. We are a 10-minute walk from Whole Foods, HomeGoods, TJ Maxx, Sephora, mini Target, etc. Various transit options close to us are:

- C/B trains, a 5 min walk.
- 1 train, about 8 min walk.
- M7, M11 and M16 busses within a block; M10 about 4 min walk.
- Citi Bike - multiple stations within 5 min walking in any direction.

LOGISTICS: Move-in date is July 1st, firm. Our third roommate is leaving prior to the end of her lease. During July & August you would be subletting until September 1st, at which time you’d sign a 1-year lease officially. Obviously, life happens (as it is right now!) but we are only considering candidates who can commit to a long-term stay.

COSTS: Starting monthly rent for your room is $1,312*, plus utilities (electricity, Wi-Fi, TV/streaming, etc.) which run about $60-95/month (higher in the summer with A/C's running). As for upfront costs, there is a security deposit of $1,148 and a one-time, non-refundable $25 application fee, which will entail a background/credit check.

In the past, management has charged a fee for updating the lease with new tenant info, but we are under new management this year so are waiting on confirmation. If this still applies, plan for a $150-200 non-refundable fee.

*Our rent is increasing at the start of the new lease in September 1st, 2023, and yours will be $1415/month + utilities.

If all of this sounds good, please reach out with some info about you and why you'd be a good fit! I've put together a questionnaire I will send (and I'll fill out, too), to help guide the process and make sure we cover all the important things when we chat!
