Hi!

I'm Phil, a chess teacher, content creator, very very quiet musician (amateur), living in Kensington, Brooklyn on Church avenue. I'm renting out half my apartment (all the way on the other side of the flat), which has its own bathroom and is quite spacious. The apartment is lovely, and the price is $1,250/month plus utilities.

LGBTQ+ friendly. He/him is good for me.

I'm looking for an individual roommate who might have a pet, is considerate, mature, gainfully employed, tolerant of 420, (though not necessarily interested in it personally), isn't a cigarette smoker and is neither too low, nor too high maintenance. Or a couple with the above qualities, with no pets, but with the understanding that the rent would be a little bit higher, and the utilities would be a 3-way split instead of 50/50. I think the minimum age is 25 to live here, although an exception for someone who was otherwise a very good fit would be considered.

Move in would be Sept 1st, although it's possible to move in early if that's needed.

We're about a 15 minute commute to the Brooklyn NYU Campus at Jay Street, and 40 minutes to NYU Greenwich Village. 25 minutes to Brooklyn College, and a 10 minute walk to Prospect Park (where I aspire to exercise most mornings!).

I live on the other side of the flat with my own bathroom, studio and bedroom. The space is great with 3 skylights, hardwood floors and full kitchen, with dishwasher, a kitchen island and one of those cool pot hanger things dangling from the ceiling :)

The initial lease is through February '23, but I'm comfortable talking about a longer lease if the living conditions are good for both of us.
