Room to sublet in beautiful apartment

Sublet room for rent in Flatbush, 2bd 1 bath apartment:
Available from September 15th, min 6 months
1200/month + bills (100-60 depending on season)
Large room for rent in a circa 1930s building. High ceilings, picture molding, bay windows, lots of light. The apartment is on the 3rd floor of a 3 floor walk up. A couple lives below us and the landlord lives on the ground floor.
The room is the larger 14’ X10’ with bay windows looking out on the back yard. It is on the side of the apartment with the kitchen and bathroom. In addition to the room there is a dinning room which is “yours” to set up a home office and put some extra furniture/books etc. The room after is the living room which is shared space, on the other side is my room and personal space. The rooms are on opposite sides of the apartment so there is a sense of privacy.

Local transport: Near the 2,5 (9 min walk) and Q train (15mins) and lots of bus lines

Looking for the trifecta of respectful, responsible and chill. This is a relatively quiet building/area and things tend to wind down around 10ish during the week, so please be on board with that. As mentioned the landlord lives on the ground floor. He is responsible and kind and I have a great relationship with him which I want to maintain! You will also need to meet him prior to any official offer of the room.

I’m 38 and work in the arts. I work in the city most of the week but do occasionally work from home. I play guitar and do hands on projects occasionally. I have lived with a lot of people and am generally sociable, but need and like my space as well.
Expectations:
Keep the space clean and be respectful of it. Your more than welcome to occasionally have people over and treat the space as yours, just remember you are living with another person. If you’re having people over or doing other activities which might affect shared spaces or noise levels please give me a heads up and I will do the same!

**This is a sublet, but I will be asking you to sign a contract between me and you stating that you will give me a months notice if moving out before the agreed upon moving out date or forfeit your last month's rent and that if you do any major damage to the apartment, outside of normal wear and tear, it will come out of the damage deposit.
