Room for rent

My friend and I are both on the lease and it’s up in January. I’m looking for someone to take over her part and renew the lease for another year. The rent is stabilized so monthly rent is $1100.

I do have Wi-Fi, it’s $40 a month so your share would be $20.
My friend and I would usually split the utilities, gas and electric, (water is free) and that worked for us.

As you can see as well not a lot of counter or cabinet space but I’m willing to look into carts and such to create more room. As you can see from the photos as well that the third bedroom as worked as a “large closet “ space for us that of course you can use as well. Also if you want that room instead of the one my friend was in that can be changed.

When we first moved to the apartment, my friend and I considered getting a third roommate, but the apartment is just too small for that. The bathroom and the kitchen could not hold more than two people.

I’m a pretty clean person especially when it comes to shared spaces so would like someone who is the same.

I do have a couch but it’s not the comfiest and don’t have a coffee table either but am willing to go half on one with you. Didn’t get much furniture because my friend has been wanting to move back for a while now and I was uncertain about my future here as well but I’m want this so I’m trying.

Last stop on the Brooklyn Bound 4 train, station is about a 10 minute walk. 15 minutes or so to a A/C station.

The apartment is small but it’s home.
