Full House with large back yard in neighborhood

Private room and shared bathroom for rent in a quiet neighborhood, but only six miles from the Las Vegas Strip!

Hello,
I am looking for a professional (male or female) who is wanting a clean and comfortable home to live in. The house is currently occupied by two professional males. The house has three bedrooms, one of which is available for rent, and two bathrooms.
The room that is for rent has two closets and a shared bathroom.
You would have full access to the kitchen, large back yard, and driveway. The washer and dryer are there for your convenience. There is a small storage space available for use. There are several schools and parks conveniently surrounding the area. Utilities and bills will be split with the present tenants.

A $300.00 damage deposit will be requested upon the date of move-in (Full refund upon move-out).
A month by month or six-month rental agreement available.
Please inquire upon interest about animal policy.
I want the tenant to feel at home and make the unfurnished residence what they want. The tenant has full range to paint or decorate the house as they please.
As a landlord, you can expect me to fix and or repair anything in the house in a timely manner when requested. I am available for contact at all times. I never do unexpected visits to the residence.
What is required for application: Brief description of yourself. In person meeting with current tenant and in person viewing of the house. Quick call/Zoom interview with landlord.
