Rent whole 2nd floor (2.5 rooms) in shared home

I have 2 rooms and a small office for rent on 2nd floor in a *shared* home in Lyndhurst, NJ (roughly 30 min to midtown NYC via car or public transit). My elderly mom and my brother (her caregiver most of the time) live on the 1st floor since mom can't walk up the stairs anymore. Mom has a home aid that is there M-F but she will never go to the 2nd floor. Kitchen is shared.
