Newly Renovated, Beautiful Shared House!

Available now! Newly renovated (hardwood floors, painted walls, Quartz Kitchen, new bathroom, carpet, ect) house. There are currently 1 male and 2 females on the first and second floors of the house, all young professionals. Note, there are three dogs, but a male and female (couple) are moving out to a more private apartment and will be taking two of those three dogs. Housemates like to socialize, but are often too busy with work. There is also another roommate in the basement in-law apartment where they have their own bathroom, bedroom and living room area, and although has the option, never ventures to the 1st floor to cook. You would essentially be sharing the house with the three other roommates on the 1st and 2nd floor, each with ample private space. The common space in the kitchen and living room are well furnished, so you would not need to contribute in terms of furniture. The rest of us are very clean and all work full-time. A good fit in this household would be college students or young working professionals - we have no preference with the gender as we are easy going and get along with just about anyone. Must generally be dog friendly. Tenants must be non-smokers and drug-free. Start date of lease is flexible but would expect to be sometime in March (perhaps sooner depending on the couple).

The room for rent is on the second floor, and is the second largest room in the house. It is freshly painted white (but if you want another color, that can be arranged) and the bed, mattress, desk, desk chair, side table, 4-drawer dresser and floor lamp are all included as part of the furnished room. There is also a closet to hang clothes as well, and there are three windows for ample natural lighting. Tenants should expect a lease contract until August 2019 (with the option to renew for another year - exact end date is flexible) although short-term rentals can be a possibility. Rent will be due at the beginning of each month of $800. Tenants will need to pay 1st month rent, last month rent and a refundable security deposit of $500 upon signing, although the timing of these payments can be flexible (all due before move-in). Utilities costs will be shared and paid (not included in standard rent) among all tenants equally, and will include internet, heat (oil), water/sewage and electricity.

The 1st floor kitchen and living room is shared by the housemates, and will be free to be assessed by the basement resident (which he rarely ventures except to get mail). The 1st floor bathroom will be shared between the first floor and second floor tenants (so a total of four people will share this bathroom as the basement resident will have his own). There is free washer and dryer for laundry in the unfurnished basement area.

Location is great - just minutes of a walk away from a busy plaza (Shaws, Stop n Shop), very close to a bus stop that will bring you into Boston, and a short drive away from Route 95 and Mass Pike. Location is also very close to Main Street and Moody Street, and would be a perfect area for any incoming Bentley / Brandeis students! Note, parking is on-street (no permit required) with ample space. However, there may be one off-street parking available that a tenant can rent for $50 extra a month if no other roommates want to rent the space (the other space is rented).

Any common expenses such as trash bags, paper towels, ect will be split equally, and should be determined and managed among the roommates.

Pets will be allowed subject to agreement with the landlord (depending on the size and breed, the pet may not be allowed despite the house being pet friendly). There will however be a one-time non-refundable pet fee of $250 (to account for additional wear and tear due to pets). In addition, there will be an additional pet rental of $30 per month for the additional use of space and utilities the pet will bring.
