Rent: $900 / month-to-month + $400 deposit. A credit and background check will be ran.

Utilities split 50/50 - minus PG&E, my portion is larger -

Note: I am listing the possible deal-breakers of the room/house first. It is a nice home that has its quirks. Additionally, I plan to move out sometime during the summer into autumn, you have the option to take over lease. The total space (1,600 sqft) is 3 bedroom (one of them is roughly 700 ft sq), 1 bath, storage space indoors and out, and an extremely large yard that is great for a dog.

Please be aware that the dryer is located in your room (washer is in the bathroom); I’ll coordinate with you to minimize too many ins and outs. I typically wash once a week on Sundays and sometimes Fridays.

The room is located downstairs with its own entrance. It’s the coolest room in the house during summer, and a space heater is needed during the winter and shoulder seasons on either side. The room has a painted floor that has chips in it (see pictures). Also, my previous roommate loved to "visit other universes" and painted white on white "hieroglyphs" on the walls. They are barely visible, but once you notice them, you know they are there. Past roommates have been okay with them and I will be repaint the walls if you find too bothersome. If you look closely, you can see them in one of the pictures.

The house is located on Sir Francis Drake Blvd, which means there is traffic noise during the day, yet very quiet during the evening. There is a bar nearby that is currently closed and scheduled to open during early spring, they can be loud. I am a relatively light sleeper and the bedroom side mutes the majority of the bar noise.

The house is part of a bigger building and is shared with a business (sometimes noisy during business hours) and two other residential units (extremely quiet and very rarely hear a thing). The living room is large with a carpet that is scheduled to be replaced (most likely when I leave) as it is stained from years of use and old, a full kitchen with a gas stove, a bathroom with shower and metal tub (retains heat well), and a large yard with a garden that one can bring back to life if you choose to do so (the bounty it produces is pretty phenomenal). The largest room of the house has support beams that one must duck under to walk through. The picture of the empty room is this space, I currently use it as my office space. All in all, it is a nice house, everyone that comes by loves the place and its charm.

About me:

I tend to be out during the day, and when I am home, I and spend most of my time in the upstairs area or my office. Friends and family have said my house feels grounded and that I treat it as a sanctuary to decompress from the outside world. When I am not working, I spend my time mountain biking, running or jumping over to SF or wine country. I am a male person of color.

About the location:

You are surrounded by nature and the closest trails are accessible within a minute walk, a coffee shop and an organic farm stand within walking distance. 10 minute drive to Fairfax, 20 minutes to Point Reyes Station, and with no traffic and slightly spirited driving, roughly 30 minutes to the Golden Gate Bridge.

Other:

Pets: I have a cat. You’re welcome to bring your pet as long as they are cat friendly. Cat is preferred.
Overnight guests are 100% okay. Naturally, must be respectful about the space.

Heavy drinking\alcoholism (Responsible drinking is totally okay).
Hard drugs of any kind.
Generally a loud person with tons of people rolling through (the walls are thin and everyone here is pretty quiet).
No racism or sexism.
