We are looking for 1 person to join who'll be respectful of living here. Lease starts Feb 1 2024 and ends March 31,2025. If you move out earlier, you need to find a qualified and similar replacement.

This is a flex 3BR/2BA apartment and you'll have 2 roommates.
Available is the Master bedroom with its own attached bathroom, multiple closets and big windows looking at the East River with bright sunshine in the mornings!

25+, ideally has lived with roommates before, employed full time and does not need guarantor, Non-smoker preferred, No drug use in the apartment. Does not mind keeping common area clean without repeated reminders!

Light cooking preferred but amenable. Kitchen is well stocked with dishware and cookware. Condiments and groceries are for personal use only unless requested.
Building prohibits smoking in building premises - welcome to have some people over in your space BUT No loud party atmosphere at home.

Utilities: If you are WFH, CONED share is 37.5%. Internet is split equally.

Grocery: Whole Foods and Key Foods are 9min/5min walk respectively.

Transit:
M15/M15-SBS and #Q train below our building
2 blocks from #6 train

Building amenities: 3 elevators, 24x 7 concierge, 14hr Mail Room, Large laundry room facility, freight elevator by booking for Move-In, need Certificate of Insurance if using professional movers and need it approved prior to move-in

About Us: 2 guys, in our 30s, F/T employed, friendly but on the quieter side in the apartment / social in our personal lives.

House Rules :
Pay rent and utilities on time, keep shared spaces clean, NO SMOKING.
AVOID CLUTTERING common spaces with excess articles.

Application approval by building takes 7 business days with some degree of pushing. Must have 680+ credit and 50X income score.
