I'm looking for someone to share a terrific apartment: the full floor (1200 sq. ft.) of a landmarked brownstone in the Gramercy Historic District (half block from Union Square), with a big, private patio and lots of amenities.

We each pay $1,681/month rent and split apartment expenses equally. (Rent stabilization keeps the rent low year to year. I'm told we're paying about 50% of market value.) First month's rent and security deposit (equal to a month's rent) are due in advance. (The security deposit cannot be used as the last month's rent here.) No broker's fee.

YOUR BEDROOM:

- 2 side-by-side cedar closets over 8 large cedar drawers
- 4 wood shelves over a cabinet
- Window facing our private patio

** Furniture in your bedroom includes a computer desk, two cabinets with shelves, a dresser and a mahogany bed. The mattress/box spring are just a year old. Hopefully you'll want to use what's there.

THE NEIGHBORHOOD:

** Union Square subway station provides easy access to all of Manhattan and beyond (less than 15 minutes to Grand Central, Penn Station, Madison Square Garden, Wall Street and the Financial District, Brooklyn Bridge, Rockefeller Center, etc.):

- 4/5/6 (green line) runs on Lexington Avenue (2 block walk from apt to entrance)
- N/R/Q/W (yellow line) runs on Broadway (1 block walk from apt to entrance)
- L (gray line) runs crosstown on 14th Street (2 block walk from apt to entrance)

** Bus lines run uptown/downtown on all nearby avenues and crosstown on 14th and 23rd Streets

** Great shopping in/around Union Square: Union Square Greenmarket (fresh produce, flowers and baked goods, M/W/F/Sat), Whole Foods, Trader Joe's, Sephora, Best Buy, Burlington, Staples, Barnes and Noble, Paragon Sporting Goods, etc.
** Upscale and bargain food and drink are a short walk in any direction
** Plenty of sports clubs, yoga studios and dance schools

PEOPLE AND PETS:

** I'm a friendly, easy-going professional woman who likes to read on the patio, take in the sun and occasionally have friends over for game nights and BBQs.
** I'm looking for a neat, responsible, considerate nonsmoker, preferably with plans to stay a year or more, though I'd consider someone with a slightly shorter term in mind. Please be candid about your plans.
** I've always loved knowing that my roommates are making the most of our home, so by all means have friends over and come and go at any hour!
** I have a funny cat who splits her time between city and country. When she's here she'll leave you alone or play "Who's got the flicker?" (She'll show you!) She's not the animal lover I am, though, so please -- no pets.
