LES, 4,000 sqft Loft, 6bd/2ba, elevator, FMJZ stop

Ad ref# 102099459

I’m the last man standing in a massive 4,000 sqft loft on the Lower East Side of Manhattan. It’s divided as a 6 bed, 2 bath, and spans the length of a city block. If I can sublet the other 5 bedrooms in just a few short days (for June 1) then we can keep this unique and advantageous space afloat.

Quick facts:

• 4,000 sqft (spans length of city block)
• 6 bed / 2 bath
• Main living space is enormous, 75ft long
• Several other living spaces
• Room for your things
• Elevator building
• Elevator opens directly into apartment space
• Musician/Producer-friendly (encouraged)
• Creatives welcome
• Rehearsal and work spaces
• CENTRAL AC AND HEATING !!!
• Private nook with queen bed to host guests
• Black Lives Matter
• LGBTQIA+ ally
• Open to couples
• No lease
• Short and long-term month-to-month agreement
• 1-month deposit
• 30-day notice

I’m an orchestral low brass musician, 36, and would like to turn this place into a music/producer friendly living space. I’m also into tech and audio engineering, and if the same is true for you, then you know what you can do with a space like this in Manhattan. The lease-holder moved out when the pandemic made it impossible to get new roommates. This was also when things were at their worst, but hopefully now this can change with the city bouncing back and vaccines are finally getting into lots of arms.

Breakdown of bedrooms and pricing:

Bedroom 1 - $1,350 (small)
• 10’x10’7”
• no window but gets sunlight through transom

Bedroom 2 - $1,250 (smaller)
• 10’x10’8” (minus a 26”x51” pillar in one corner)
• no window but gets sunlight through transom

Bedroom 3 - $1,550 (medium)
• 11’x13’
• no window or indirect sunlight
• very quiet

Bedroom 4 - $1,650
• 14’3”x12’7”
• Has closet
• Large north-facing window
• Very quiet

Bedroom 5 - $1,750 (large)
• 21’ long, front of room is 10”8’ wide and narrows to 7’6” by the window
• Large wardrobe sits on narrow end of room
1 tall window overlooking Essex market
Gets street noise

Bedroom 6 - $1,950 (largest)
• 21’ long, 9’4” at narrowest width, bulk of room expands up to a 12’
• 2 windows overlooking Essex Street
Gets street noise

I am on a month-to-month agreement with the landlord for as long as the money can keep flowing. This situation is not sustainable by myself, so there is a bit of urgency if you think you’re interested.

Your rent gets you not just a bedroom, but use of all of this space to live and create. I’m building a library in the middle section of the loft, and have only about half of my books on shelves. Fortunately the ample wall space will allow for multiple bookshelves at-a-time to be added seamlessly. I want pianos in every bedroom. I have a lot of good kitchen stuff which you are welcome to use. Most of the furniture will be changed out over time, and the place will be further designed and decorated. I want to integrate a dedicated production space. There’s enough room to have more than one chamber group rehearsing at the same time. I enjoy practicing here, and you will, too. The massive main living space also allows for larger gatherings and collabs.

Nearby:

• Laundromat down the block (situation can be remedied later on)
• Subway entrance right outside east entrance (Delancey St • Essex St, F•M•J•Z) *game changer*
• Directly across the street from Essex Market *game changer*
• Three short blocks to Trader Joe’s and Target (game changer)
• Duane Read across the street
• Shops aplenty
• Several major banks in close proximity

The place has been occupied for the past 15 years, and is still in need of scrubbing and a good layer of white paint. The possibilities seem limitless with this kind of space to live and create. Are you located somewhere else and need a place to establish yourself in New York? Want to arrange a timeshare for yourself and a friend as long as each month is covered? I think this place could be something special, and if this sounds of interest to you, please contact me.

Please have proof of income or funding.

I’m ready to show the place now, and I leave for Texas on Friday (May 7) and will be back next week.

PLEASE SHARE WITH YOUR FRIENDS! Thank you!!
