Cute Apartment in the LES

Hi!

I'm looking for someone (female preferred) to take over my lease for my bedroom in a two bedroom apartment in the LES. The lease ends 4/30 with an opportunity to renew. The apartment is available starting 11/1 ideally but can be available as soon as next week (or a little later than 11/1). While I love the apartment (and my roommate!) I am moving out for personal reasons.

My roommate is a woman in her late 20s who works in marketing. She's clean, outgoing, and very respectful. The ideal candidate will be someone who: 1) either has a job or a guarantor to ensure that the rent will be paid on time, 2) doesn't bring the party home, and 3) will keep all common spaces reasonably clean. While the apartment is fairly small - much like most apartments in the Lower East side - the room itself is fairly spacious. Both the building and the apartment are renovated with new appliances, a modern, clean hallway, and an updated bathroom. The apartment also has roof access.

The room can fit a full bed, two dressers, a nightstand, and a small end table. The closet is huge with storage space. While the apartment is in a busy/popular part of the Lower East Side, the apartment is in the back of the building, so it's fairly quiet, even on weekends (but the room still has a fair amount of natural light. There is a private air conditioning/heater in both rooms as well as the living room mounted on the walls (see last picture) which is controlled with a remote control. The neighborhood is near Essex Market, Trader Joes, as well as most restaurants in the LES.

Interested candidates need 1) 2 recent bank statements, 2) proof of income, and 3) a copy of photo ID. Security deposit is 1550.

I am also selling my full bed and mattress - both were purchased in February and are very, very lightly used.
