ABOUT THE ROOM
The room is available now, ready for one roommate (and only one) to move-in. It looks out south over the roof of the church next door with a view of trees and the sky. It gets direct light in the afternoon, but is bright all day. The closet is enormous with deep and tall storage space above. (The air conditioner in the photo has been moved to another room and does not come with the room.) There is a full-size radiator with a removable wooden cover.
ROOM SIZE DETAILS
This bedroom is 7 feet 8 inches at the widest by 14 feet 3 inches long. It is 6 feet 9 inches wide along the length of the 7 foot closet. The ceiling is 9 feet 4 inches high. The room is plenty big enough to have a desk, if you work from home, as I do. The most recent roommate had a large workbench at which he made violins with plenty of room for his double bed and even space for yoga.
ABOUT THE APARTMENT
This is a fifth-floor walk-up apartment. The shared spaces are the entryway, kitchen, and bathroom. The kitchen has a portable dishwasher. There is a laundromat across the street, but there is a bigger, cheaper, nicer one a block away.
I have two very sweet, non-aggressive ten-year-old cats, and I am not interested in acclimating them to a third or fourth, so please no cats. We can discuss if you have a pet that is not a cat.
ABOUT INWOOD (the best Manhattan neighborhood)
The apartment is one block from the A at 207th Street and two blocks from the 1 at 207th Street. A commute to Penn Station is about 40 minutes one way.
There are two large grocery stores within one block, as well as a Rite Aid. A ten-minute walk away is the only natural forest left in Manhattan, Inwood Hill Park, and it is 196 acres. It's a twenty-minute walk to the Hudson River Greenway or, in the other direction, to Sherman Creek Waterfront Parks along the Harlem River.
There is a Citi Bike station a half block away with electric bikes (which make the hills up here as easy as a cruise).
There are lots of restaurants a block away and the restaurants on Dyckman Street are a ten-minute walk (or a two-minute subway ride). There is a green market three blocks away on Saturdays year-round. There's an *incredible* pastry shop a few blocks away on Broadway.
ROOMMATE EXPECTATIONS
Sleep is vitally important to me and I am an early riser, so I would expect quiet hours from 9 PM to 6 AM weekdays and from 9 PM to 8 AM on weekends. The wall between our rooms is brick, so some low-volume media is not usually a problem. No drug or alcohol use in the apartment, including smoking or vaping of any kind.
The rent is $950 a month including gas, electricity, and internet.
ABOUT ME
I am the leaseholder and have lived here since 2015. I plan to stay in this apartment indefinitely. I currently work from home for a nonprofit. I prepare each meal daily in the kitchen, but I wouldn't say that I cook. I've developed a mutual-interview process that's worked really well to determine if we'll be good roommates.
COVID
I have been vaccinated with both doses of the corona vaccine and am considered fully vaccinated. You need to have been fully vaccinated against the corona virus, or are scheduled to receive your second dose before the move-in date.
RENTAL REQUIREMENTS
There will be:
- a $950 refundable deposit delivered via cashier's check (the deposit goes into its own account to be returned to you when you move out)
- first month's rent (prorated if applicable) delivered via cashier's check
- a rental application. Acceptance of your application will be subject to the findings of a background check including your credit report.
