The bedroom is 11'x15' and sunny, with a large window facing the street, and has its own small private bathroom with a stall shower. Furnished with basics: twin bed, dresser, bookshelf, etc. Shared kitchen & dining alcove (living room not available; I am using the living room as a workspace). Laundry room in the building, open 24/7. Private garden and roof available for residents' use seasonally.

Convenient Gramercy neighborhood with lots of amenities. Very close to crosstown, 1st, 2nd and 3rd Avenue buses, and just a few blocks from the 6, N and R trains. Walk to midtown East, Chelsea, Union Square, Madison Square, and the Flatiron district.

I am a female, non-smoking, long-time resident of this building, seeking someone who values privacy, is considerate and responsible. I am reserved yet friendly.

I am careful about observing CDC and New York State COVID-19 safety guidelines; I will expect that from any prospective roommate too (if you have any questions, let's discuss). The building requires compliance with state COVID-19 guidelines as well, including mask-wearing in all public spaces.

Utilities and WiFi are included. 1 month security deposit required in advance, and 1st month’s rent before move-in . References and proof of employment and/or ability to pay required. Minimum of 3 months stay preferred; longer term welcome.
