I am a young male professional (late 20s) looking to replace one roommate in my current apartment located on the third highest floor (26th floor) of a luxury highrise. This building only opened for lease as of last year so everything inside is gorgeously maintained and looks brand new.

The apartment is a FLEX 3BR, the room you will be renting will be a TRUE bedroom (refer to floor plan). The room has great external views of FiDi. Windows are huge and span wall-to-wall, creating excellent natural lighting. High ceilings stand at ~13-feet. The true bedroom you will be rending has its own built-in closet and can easily fit a queen bed, drawers, a large table and a chair. We have IN-UNIT washer/dryer for laundry. The bathroom is luxurious and almost the size of an entire room.

You will need to sign a lease for 13 months starting August 1st. Rent is $1,635 effective/month after management concessions (1-month free). All-in utilities will be ~$60/month. We have Verizon Gigabit internet with the fastest speed in the entire city.

The apartment location is extremely convenient (refer to graphics attached), and the building itself occupies its own block. There is a litany of shops/entertainment/attractions just around the corner with Southstreet Seaport being literally right across the street. Transportation is made easy with Fulton Station located 5 minutes away, giving you access to almost every train in Manhattan (R/W/A/C/E/2/3/4/5/J/Z).

Building amenities include just about everything you can think of (refer to graphics attached). 24/7 Doorman, Outdoor roof-top with gorgeous views of two bridges and the East River, Swimming Pool, FULLY equipped gym with Peloton bikes, Reading room, In-Building Dry Cleaning, Storage Room, regular free event hostings, and much more.

A little bit about myself. I?m a young professional working in finance and worked at a large BB investment bank before moving on to manage my own business. I work from home but travel fairly frequently (prior to the pandemic). I?m very chill and laid-back, clean and organized, enjoy hitting the gym and hanging out. I rarely have guests in the apartment, no parties, so as a roommate I will be pretty quiet (the flex room I live in is fully blocked off by wall + plexiglass at the top i. e no openings so you will hear nothing coming out of the room) and am very considerate and open-minded.
