1 Bdrm in Fidi Apt avail ASAP (must love dogs)

Looking for a roommate to fill a vacant room in my two bedroom apartment in FiDi beginning ASAP. I'm an early 30s female that is a dog, brunch, and Bravo enthusiast. I work in the Broadway industry. Apartment information below:

The room: unfurnished, large window with AC, lots of light, fits a queen or full. Communal closet, but fits a wardrobe.

The common space has a couch, two chairs, dining trays, and small fold out dining table as well as a TV (with cable and DVR). The kitchen is fully stocked with pots, pans, dinnerware, glassware, and silverware along with a microwave. The kitchen was just updated last summer and includes a dishwasher.

I have a dog (lab named Memphis) that lives with me Sept/October-May. He's very well trained and calm, but he does shed. He is trained not to go in my roommate's room and has a walker that comes 1-2 times a day. I need to be home a good amount to take care of him, but travel a lot in summer, so he isn't at the apartment. He's a really lovable cuddly pup.

My tenure in the apartment has built a close relationship with the live-in super and he is truly fantastic, quick to fix anything and super friendly. Carded laundry is on a different floor and all washer and dryers were replaced in the past two years. Neighbors are quiet, peaceful, and friendly.

Neighborhood: The financial district is amazing for many reasons but the first is the close proximity of mass transit-- within blocks are the Fulton Street Station (recently completely overhauled) which offers the 4/5, 2/3, A/C, and J/Z trains; E to WTC; R/W to Cortlandt; and PATH train; making the entirety of NYC easily accessible. This area offers great waterfront space from the South Street Seaport around to Battery Park and the many activities on Pier 25 in TriBeCa (beach volleyball, tennis, basketball, soccer, and mini golf). Shopping like Sephora, Zara (new), GAP (new), Urban Outfitters, Century 21 and others just a few steps away. Fitness: There is a Soul Cycle a few blocks away. Equinox, Crunch, and NYSC blocks away. Tons of outdoor space for activities.

Food: There are many fast casual restaurants nearby including Sweetgreen, Chipotle, GRK, Melt Shop, Juice Generation, Just Salad, Dos Toros, Chick Fila, Shake Shack, and others. There are great full service restaurants, bars, and entertainment including the Regal Battery Park cinema just a few blocks away.
Grocery We have a few markets super close by -- Zeytuna and Jubilee -- as well as a Whole Foods over in TriBeCa about a 10 min walk away. There is a wonderful Key Food that's about a 6 minute walk away as well. A Trader Joes is rumored to be coming soon and an there is an Eataly over by World Trade Center.

Lease period: Move-in (flexible) through June/July 30th 2020

Monthly rent: $1800 due on or before the 1st of each month. Monthly utilities: approx $120 a month for all utilities including water, electric, trash, heat, Time Warner Cable with premium channels, cable box DVR, and high-speed wifi. Renter's insurance is separate. Due at lease signing: first month and security deposit (one month).
