Quiet room in sunny townhouse

My name is Mia and I am looking for a new roommate to share my amazing apartment with. Originally I am from Croatia but been living in the city for almost 15 years ? so I guess I am a New Yorker. I am relaxed and easy going but like to keep the place clean and tidy. I am into a healthy lifestyle -- love to workout, run, dance, travel, surf and eat healthily. I am respectful and expect the same in return. I work in IT, and also run a startup that I am making into my full time gig, so you can find me working on my computer a lot.

I am renting out one room in a two bedroom apartment for a one year lease. The room is available from June 15, 2019, to move in, but the lease starts from August 1, 2019. Rent is $1275 per month + around $100 utilities (electricity, cable, high-speed internet and cleaning products). In addition, one month deposit and last month rent are needed. The landlord also requires a credit check.

The apartment is modern, sunny, quiet and spacious. It is located in a beautiful townhouse in Spanish Harlem. The street is really quiet with lots of trees and close to 4, 5, 6 trains. Entire top floor apartment with windows on both side of the apartment, so you have plenty of sun and the views of the trees. There is a rather large kitchen with stainless steel appliances (fridge, stove, microwave, coffee machine) and a large amount of counter space for cooking (with a full set of dishes and pots). The living room is large and spacious with large size Smart HDTV and a separate dining area with dining table. There is high speed internet and cable.

The room has tons of light and is facing the backyard so you cannot hear any traffic. In the morning you will be woken up by birds. There is a box on the wall for the AC so you always have your window free.

There are a lot of wonderful restaurants that deliver; you can get everything from Indian, Sushi, to authentic Spanish and Soul fool that comes right to the front door! It is close to Central Park and it makes it perfect to go for runs or picnics. Also, both the laundry mat and the dry cleaners are just a block away. There are several fairly priced supermarkets close by including Farmers and Fishmarket. East Harlem mall is just around the corner with Target, Marshalls, Costco, Planet Fitness etc. The building neighbors are all young professions and very cool.

I am looking for somebody who is neat, clean and with a healthy lifestyle. No couch potatoes pls. If you watch a lot of TV there is an option to get another box in the room. There are easy chores for every other week to keep the place comfortable and clean. I do not mind a smoker but you have to smoke outside of the apartment. Sorry, no pets and no couples.
