Housemate wanted for sofa bed in living room

I'm renting out my living room as a second bedroom. It has a TV you're welcome to. The room is approximately 10 x 10 feet and is adjacent to the kitchen.

I work part time and I also write at home.

An FYI: I will have to walk through your room to get to the kitchen and bathroom, which of course we'll share.

This setup is best suited to someone who needs a part time place to crash or who is out a lot. It's also best if you don't have much stuff! I will be putting some of my stuff into storage though, so you will have more room.

I'm a polite and mature professional who can stay out of your way but am also happy to hang out and chat. All I ask is that you're quiet.

The neighborhood and building is mostly quiet, with maybe the occasional Friday or Saturday night party next door or in the adjacent building. The food in the neighborhood is terrific!

I'm pretty easy going: I'm happy to make the rent month to month with a $400 deposit. All I ask is you please give 30 days notice when you need to vacate. No pets. I'm okay if you smoke, but just don't smoke in the apartment. There is a fire escape and you're happy to smoke there or in the hallway.
