Public Transportation: Close to public transportation hub with free parking lot: AmTrack and Metrolink Train (with direct stops at Burbank Airport), and LA Metro Orange Line.

Community Amenities / Resort Style Living: Gated Community, Pool, Hot Tub, Fitness Center, Large Clubhouse with Big Screen TV, Commercial Kitchen, Outdoor Patio with BBQs, Game Room (billiards, foos ball, darts, and large poker/gaming table.) Bedroom can come unfurnished or furnished (full size futon/bed, dresser, desk, book shelves, side tables, etc.) Large mirrored closet spans the length of one wall with built-in side shelves for clothes/storage.

Dedicated Office: Your bedroom has a small desk and bookshelf. If desired, you may have access to one of four office workstations in the dedicated office. Office includes color printers, scanners, copiers, WiFi, and separate office entrance.

Kitchen: Large open kitchen with breakfast bar and plenty of counterspace. Fully stocked appliances: Masticating juicer, food processor, blender, toaster, double wall ovens, convection microwave, toaster, toaster oven, pots/pans, trash compactor, composting, etc.

Living / Dining Area: Comfortable sofa with double recliners, dining area with views of sandstone rock formations and mountains, sliding doors to outdoor patio area. Flatscreen TV with Netflix / Prime streaming.

Artist Retreat / Extra Office / Hang Out Space: Detached multi-purpose room may be used for additional fee as artist retreat, extra office space, hang-out space.

FAQS and ETIQUETTE:

NOISE/NEIGHBORS: Community Quiet Hours are 10 p. m. to 8 a. m. Use bluetooth/wired headsets instead of external speakers/speakerphone. (Be kind to the neighbors.)

MUSTS:
You must be financially stable: Steady, reliable income stream (Your ability to timely pay rent is a must.) Professionals preferred.

Emotional Intelligence. I am easy-going, lighthearted, positive mind-set, tolerant/inclusive values, respects privacy. Looking for same.

Clean: Tidy / Clean / Minimalist / Essentialist.
No Shoes: No shoes in the house.

PREFERRED:

Off-site employed roomate is strongly preferred. (I work from my home office and participate in videoconferences from 9-5 M-F. An ideal housemate is one that works off-site weekdays, or alternatively, can work from the desk in their bedroom or from the Artist Retreat if they telecommute.)

Handy? I’m handy and can fix things. If you are too, that would be GREAT!
Maintenance is pretty minimal, but things need to be fixed occasionally.
