CO-LIVING HOUSE RULES

In order to provide a comfortable, clean and friendly home for all, roommates must abide by these rules. I know they seem overly strict. But they are pretty standard for co-living providers. Considerate, disciplined, environmentally-conscious people seem to appreciate them and I only want to attract the right people.

1. Common areas
Please TAKE YOUR SHOES OFF. We like to keep our house clean, please take good care of our house too.
ONLY use washer machine and dryer between 7 am ? 10 pm.
Separate garbage into: recycle, compost and trash.
We are a SMOKE-FREE property. Kindly smoke on the street ? this includes vaping.
We are a DRUG-FREE community ? this includes vaping marijuana in/outside the property.
PARKING: Garage parking is limited to people who signed up first. So if there?s driveway or street parking ONLY. We are not responsible for your car.
IMPORTANT: We are not responsible for your personal lost or stolen items. Buy renter?s insurance if you can.
Do not park bicycles, skateboards, rollerblades, etc. indoors. Please lock them in the garage or behind the unit, where nobody will be able to see them.
Lock the combination lock on the driveway gate after sunset for safety.
Do not leave personal belongings in the common areas or outside.

2. Bedrooms
No loud noise after 10 pm.
No overnight guests. If everybody had a sleepover, there would be 10 people in the house and that many more people to share the kitchen, bathrooms and living room with.

3. Bathroom
Time limit for using bathroom is 10 min max/person. Obviously no one is going to time you. But this home is not suitable for you, if you?re a prima donna who showers as if you suffered Chernobyl-levels of nuclear exposure every night.
Limit showers to 5 minutes. California is back in a drought. We all must pitch in to conserve water and help the environment.
Use squeegee to wipe off water from the shower doors after usage.
Use towels or sponges to keep sink and floor dry after usage.
Please take your hair out from the bathtub, shower and sink.
Toilets: Please only flush piss, poop and toilet paper. Use the trash can for EVERYTHING else. Wipes, tampons, etc. will clog the system and create a very expensive plumbing bill.
Use the toilet brush to get rid of skid marks.
Leave the bathroom clean for the next person.
Take out the trash when it?s full.
Take turns cleaning and mopping the bathroom every week with whomever you share it with.

4. Kitchen
Please only eat in the kitchen and dining table as crumbs left elsewhere will attract cockroaches.
Clean up all messes and put away all items on tables immediately after use.
Wash and dry dishes immediately after use. Return to shelves where you found them.
When you cooking use the FAN. No cooking smelly food after 10 pm.
If you don't know how you use the oven, stove, etc. please ask someone.
Sweep and mop the floor after using.
Tie up and take out the trash and recycling when they?re full. Replace the garbage bag with a new one.

5. Forbidden
Getting into arguments, fights, harassment in any way. Treat everyone as if it were their last day on earth.
Arrange or be involved in loud parties.
Inviting guests to use the house amenities or staying overnight.
Drug usage and smoking on the premises, this includes vaping.
Damage furniture, walls and any other kind of house attributes.
Evening outdoor congregations of more than 8 people (excluding children)
Amplified sound anywhere after 10 pm. Home-Sharing activities are also subject to the noise regulations in the LAMC, as well as the ?Party House Ordinance? (LAMC Section 41.58.1) which prohibits loud or unruly gatherings, so please keep voices and other sound to a reasonable level.
Non-residential commercial uses including, but not limited to, sales or exchange of products, events that charge a fee, or the promotion, display or servicing of any product is not permitted.

6. Conserve water and energy.
Limit showers to 5 minutes.
Turn off the water while brushing your teeth.
Collect water in the provided buckets while waiting for the shower to get hot. Use that water to flush the toilet.
Use the bowls provided in the bathroom sinks to catch grey water to flush the toilet or water the yard.
Turn off the water while scrubbing dishes.
Turn off the lights, fans, etc. when not in use.
Wash and rinse dishes in the wash basin in the kitchen sink and use the grey water to water the front lawn and bushes.
The thermostat is locked at 68 to 70 degrees -- the recommended setting to maximize energy efficiency. Everybody has different thresholds for hot and cold. There?s no pleasing everyone.
Only use energy-efficient LED light bulbs.
Even though utilities are included, doesn?t mean it?s an all-you-can-eat buffet. If you help us keep our costs down, we can pass the savings onto you.

7. Additional notes
No rugs, towels, articles of clothing or other such items are to be draped over the rails of balconies/windows, and no mops or rugs are to be shaken from same or through window openings.
State law prohibits the use or storage of gasoline, cleaning solvents or other combustibles in the property.
When you move out, you must leave the place exactly as you found it aside from normal wear and tear. For example, if you nail a picture into the wall, you must patch up the nail hole and paint over it with a matching paint color. Or you will be charged to have it done for you.
Accept that the landlord, property manager, etc. may come over on short notice to show the property to a prospective housemate, make repairs, etc. The usual 24-hour notice doesn?t apply here.
One of the housemates will volunteer to be the house manager and assign chores. Please do your part and trade with others if you?re unable to.
Put out large garbage bins Monday night for trash collection on Tuesday. Bring empty bins back in ASAP.
If you are disposing of large items such as mattresses, desks, etc, leave them on the curb and call 311 for bulky item pickup. Never leave them in the common areas, yard or driveway.
Report all leaks and maintenance problems to the landlord or property manager immediately.
Other rules may be added in the future to address problems as they arise. There is no way for me to foresee all possible issues.
