Looking for female roommate by September 1st

We are looking for a female to rent one of our rooms in our 3 bedroom house in Panorama City. My boyfriend and I have lived here for 4 years (24 & 26 y/o) and our other two roommates have lived here for 3 years (25 & 27). Our 27 y/o male roommate is moving out so we are hoping to find a female to take his place. You would have your own private bedroom, share a bathroom with our 25 y/o female roommate and would have access to the kitchen, living room, laundry area, etc. Parking is on the street but our male roommate who is moving out never had issues finding spots. Please no pets, we have 1 cat and 2 dogs and cannot fit any more (lizards or fish are okay as long as they are kept in your room away from the other pets). Backyard and front porch are also available for use. If you need the room to be furnished that can be discussed. You would need to obtain your own mini fridge (we have freezer space available but no fridge space). If you have any other questions please feel free to text/email me. We are all in our mid 20's and keep to ourselves for the most part. We are hoping to find someone similar who is also kind, honest, hard working, clean, etc. We do not have many guests over & would prefer to not have many over (the occasional family member will come over but that's it especially during COVID). We are on a time crunch (need to find a new tenant by September 1st).
