Private bedroom in great house with backyard

Hi all, both my roommates are leaving, and I am looking for 2 new roommates starting June 1.
Rent is $1,250 for each bedroom + utilities that are usually around $80 each.
Deposit is $1,250. Month to month lease.
Room 1: comes with private bathroom, it?s approximately 130sf + closet. It faces the backyard.
Room 2: Is approximately 170sf + closet and will share a big bathroom with both shower and bath tub.
The place is on a residential street and is very quiet, we are on the second floor of a duplex. The house has a brick fa?ade and a lot of charm. We have a huge living room, dining area, large kitchen and a nice backyard. Washer and dryer within the unit.
1 parking space is available on the driveway and there is always plenty of street parking available without permit.
About me: I am 32 years old, male, I was born and raised in Italy and I moved to LA 4 years ago, most of them spent in this house that I love. I work in an architecture office and in the free time I like to do outdoor activities or go to music shows. I like to cook.
I am looking for a serious person, calm, clean, responsible , and maybe with the same interests (artsy stuff, hiking, climbing, surfing, music?). I am open to couples at an extra $200 on the monthly rent.
