Room available in a 2 bedroom / 1 bath house

I have a room available (private) in a 2 bedroom / 1 bath detached house, available May 1. It is part of a duplex, and the managers live in the back of the duplex.
Bathroom and kitchen are shared. I have a refrigerator, but no stove. I have a hotplates, and a portable "Nu-Wave" infra-red oven, which you can use, but feel free to get your own microwave also., if you wish. The place includes a washer/dryer. Living space is shared also. The place is partially furnished, so bring your own furniture if you wish! The room available is unfurnished. Gender or orientation not important. I am in my late 50s, male. I am very quiet, non-partying, no drugs, and laid-back, and expect the same. The neighborhood is suburban, and very quiet, close to Traffic Circle. You MUST be clean, and neat! I. E.: No dirty dishes in the sink left for days!
I am near to deaf, so I can't hear on the phone that well. Feel free to text at the number given, or email, or leave a message here. I am able to converse and hear in- person better, as I have hearing aids.
You must be employed, or have steady income. Screening will be done by the landlord, thus, credit must be good. It is a one year lease. Please contact if you find it is suitable for you. $740 monthly, PLUS utilities, PLUS wifi. I don't have cable, but feel free to install your own. Deposit $500. THE ROOM IS FOR 1 PERSON ONLY.
