Current occupants are a 40-year-old professional female who works from home, 2 kids who are there half the time (Wednesdays and Thursdays after 6pm and every other weekend), and a cat. Kids are ages 9 and 5. New roommate's bathroom would be used only rarely by others (kids would share mom's bathroom).
Quiet neighborhood. Nice back yard with fruit trees. Females only, please, and no overnight guests.
