Room in adorable house overlooking the ocean

I am looking to move-out of my bedroom in one of the cutest houses I've ever lived in. My best friend would be your roomie (33-year-old, cis female) alongside her rambunctious one-year-old cat, Harry Catter. Our neighbors are very community-oriented and the house is charming beyond description. The house is extremely walkable: to Trader Joe's (5 minutes), the beach (15 minutes), the Pier (20 minutes), Von's (10 minutes). Street parking is easy. Living room furniture is all set. Really all you'd need is your bedroom furniture.

Timing is flexible (March 1st earliest) and you'd be taking over my lease through July 31st for the room in a 2 bed/1 bath house overlooking the ocean in Hermosa Beach. House is 750 sq. ft total but we have a front yard and furnished back area. We're looking for the right person, so if you're it and are not available until March 15th or later, we can talk. If we find the right person, there is an opportunity to extend your stay as of July 31st with a year-long lease.

Room is unfurnished and common area space is furnished with the exception of some of the stuff I am taking when I move.

-An interview will be necessary (alongside a masked walkthrough).

You'd be replacing my name on the lease therefore the security deposit of $2K would be due directly to me application approval.

$1,445 per month for your rent + utilities (internet, power, and gas) split with one other person
