Hi there!

We have a room available for rent in a 3 bedroom/2 bath house as of June 1st. The house is in the El Sereno part of LA, just minutes away from Alhambra, South Pasadena, and downtown LA! There is public transportation just down the street, and nearby highways (110 + 134) are just minutes away by car. There are several grocery stores and restaurants nearby, and there's a Target just 5-10 minutes down the main road!

ABOUT THE PLACE

The house has a dishwasher, garbage disposal, new fridge, gas stove and laundry (washer/dryer) hooked up right outside the house. The laundry units are shared with the neighboring unit behind us.

Your room is right next to the kitchen, and has one large south-facing window. There is a closet (it's not huge, but will definitely fit enough for one person's use) and wall-to-wall carpeting. There's a ceiling fan, and you have your very own bathroom, just next door.

The bedroom does currently come with a large bed frame (which can be moved if you bring your own). It is also getting deep-cleaned and re-painted.

The living room, kitchen, and dining area are already furnished. There's a cozy porch as well as a front yard.

The neighborhood is quiet, with lots of families around. There's a hill behind the house you can go up on to get some nice views of the surrounding area. Gorgeous at night!

ABOUT US

We are a professional couple (M + F) with 2 cats. Our cats are more scared of their own shadow than not, so they'll definitely leave you alone if you prefer it. Otherwise, feed them and they will love you forever! We own a digital media business and run it out of our home office, so we're at home most of the time.

Your rent is $975 per month, and that includes water for utilities. We split the rest of the utilities (internet, electricity, gas, and trash); your share of the utilities is 1/3 monthly (averages around $75-$125/month, depending on how much use).

You will need to pay a security deposit of $834, plus the first month's rent if accepted (for a total of $1,809 when you sign the lease). For the application, our landlord will need to run a background check and will need proof of income and/or savings alongside an application.

Oh yeah, and our landlord is GREAT! She's super attentive, very nice, considerate and prompt in her replies.

You're looking for a quiet place to call home. Non-smoker and pets could be considered. You pay rent and bills on time, maintain a welcoming home environment and clean up after yourself. You're respectful of other people's time, things and personal space, and understand the finer points of two-way communication.
