Room avail in 2BR/1BA Apt in Triplex near beach

Hi, my current roommate needs to break our lease early. So I need to find someone to move in July 1 if possible and finish out the last two months of our lease, then sign a new one in Sept. The current rent would be $1225 for July and August, then it will go up 3% in Sept. when a new lease is signed for either 6 or 12 months. I can explain this in more detail if you're interested in the place.

I prefer a female roommate as my last 5 roommates have been female and they've all worked out great. But open to anyone that likes the place and if we vibe. It's a really great 2BR/1BA apartment in a triplex 2 miles from the beach (MDR), with amazing neighbors, a backyard, free W/D on premises that only the three tenants use, with a cool landlord in a great neighborhood. Tons of great restaurants, gastro-pubs, grocery shopping, etc. walking distance (Tangaroa,, Hatchet Hall, Corner Door, Fin, Alibi Room, Vons, Pavilions, CVS, Rite-Aid, etc). The apartment is really nice and clean. It's on the smaller side, but it's like a mini-house and really charming. Quiet neighborhood, so perfect to go out and get your groove on, but come home to tranquility.

The rent is $2500, so your half would be $1225 + 1/2 utilities (about $90-100/mo-a little more in winter depending on how much we run the heater). Again, this would be for the first two months, July and August then when we sign a new lease in Sept it will go up 3%. The place is fully furnished except for the spare BR, so that's all you would need.

I work in television, have gone through my wild party days, but open to being somewhat entertaining here. I'm not dead after all and it's a great space for it. I just get up early for work, so pretty mellow during the week. I spend my weekends at the beach or out. (ha but not these days).
I usually have a good friendship with my roommates, but not necessary. Not to sound immodest, but I'm a pretty awesome roommate. And have excellent taste in music. And this is a really great space in a great area. Looking for someone I vibe with so you can call this home and live your life normally, not just rent out a room. One extra thing, the landlord is a stickler for good credit, so that's a must, so you will need to pass a credit check with him to get in.
