3 bed 1 bath triplex

I/We am looking for a 3rd roommate for my 3 bed 1 bath triplex in Burbank.

My current roommate (str8) has been with me for about 9 years and we are looking for a 3rd roommate. We are both clean cut professional guys and looking for similar.

I also have the 21 month old English Cream Golden Retriever who is the love of my life and it's his goal in life to play with every human on Earth. He is being trained to be a service dog, so he is well behaved.

The place is in Burbank, north of the airport (out of the flight plan) near the Verdugo Mountains. The triplex is 3 beds 1 bath, about 1200-1300 square feet. I travel quite a bit and when I am home I set my own hours, thus don't be concerned about 3 guys trying to get into the bathroom at the same time in the morning.

You will have full access to the Kitchen and Living Room.

We also have a small Jacuzzi on a private patio (awesome for a quick soak at night before bed) and a laundry room with washer / dryer (no quarters needed).

The room available is 10' x 11'6". It has white walls, a white ceiling fan, 2 windows with white mini blinds and dark grey carpet, sounds sexy I know, but hey how do you describe or sexy pics of walls. The room has a phone box (if you want to install a land line), and a Cat5 cable for internet (or wifi) (included).

Rent is $700 per month, plus a flat rate of $100 for utilities, trash, water, gas and wifi, etc.

There is street parking in front and some parking in the back alley. Parking is pretty good. It's not assigned places nor is it like West Hollywood where you have to park blocks away and still get a ticket each night (or so I'm told).

This is the hardest part of the post, to really communicate what we are after. (This is going to make us sound like a gay couple, but honest we are not). Actually my roomie is very low key, I'm a bit more specific. Of course, we want someone reliable, responsible, honest, non smoking, pays rent on time, blah blah blah, (neither of us drink). I am looking for a balance of a person who wants a home environment (not just a room for rent) but is also not co-dependent and has no life.

In the past, I have had roommates who walk in the door, don't say hi, and then hide in their room all night. I have also have had roommates who want to hang out 24/7 and have no social life and expect me to entertain them. I'm looking for the perfect roommate somewhere between those 2 extremes.

My roommate and I have separate lives yet talk each day and grab dinner together a few times per week (sometimes we eat out, other times we trade off cooking for each other).

Ideally, it would be great if you had some kind of direction and drive in your life. I'm self-employed and love real estate and investing. My roommate is in marketing, has done some acting and is also a professional dancer.

We have had many look at the room and want to rent, but it has not been the right match. I am not in a hurry to get the rent; I value my time at home and want it to be around someone that is not a stranger. If this sounds like a great match for you and us, then let me know.
