Private bedroom/bathroom

Hello, I have a private bedroom and bathroom available for rent less than 10 minutes from the APU/Citrus College campus. The room is about 12x12, comes furnished (queen bed, credenza and TV), with access to the living room, kitchen, in home laundry and patio spaces plus private parking in the gated community with street parking available at $1150 a month, plus $50 a month in utilities/internet, total $1200/month

The home is in a private gated community with plenty of green space, a pool and guest parking. It is walking distance to multiple grocery stores and many restaurants with easy access to the 210/605/10 freeways.

We are looking for a roommate who will be clean and respectful of the home that we love, and of the common spaces. No roommates with allergies to pets, I have dogs who live in the home as well. All tenets must vibe with the pup!

Must have CA ID, show proof of employment/paystubs (income tax for self employed), credit score greater than 640 and pass background check (reimbursed for by landlord if you end up renting from me). Must have first months rent and security deposit of $500 on move in day. Deposit will be returned upon move out granted room is in the same condition.

Couples considered but will have higher rent/utilities (adjustment $1300 rent and $100 utilities).

I cannot accommodate young children/other dogs. No more than 2 people in the room. No overnight guests, day guests with prior approval.

Available June 1st. 6 month minimum. Month to month will be considered on a case by case basis.
