Roommates Wanted (for New Lease Starts July 1st)

This is going to be a long post, and I sincerely apologize; yet it's a lot of information.

Note: As I've been scammed and abused before, please DM me for my budget as I do not feel comfortable putting a monetary amount in my posting (for various reasons).

I'm in search of two roommates for the apartment I currently live in (3 bedroom, 3 bathroom) where two of the rooms are coming open as the other two current roommates are moving out at the end of our current lease (which ends on June 30th) or an apartment on my own. The landlord notified me of the new monthly rent for the next lease being between $900-1,000 per person per month for 3 people depending upon things such as Pet fees (see below), etc.

First of all you should know that I am allergic to Marijuana (both smoke and smell) so I would need anyone who smokes it to either spray themselves with a body spray/etc. and as most landlords require smoke outside.

Secondly you must be LGBTQIA+ Friendly; no MAGA (or Trump Supporters), no evangelicals, no anti-LGBTQIA+ persons of any kind.

About Me: I am in my mid-40s (44) and some people imply that I have something called "Boomer Energy" whatever that is. I was an abusive victim in the past and certain words can trigger the memories and the PTSD. I currently work full-time in the Social Services industry, hold a Bachelor Degree in Business Administration, and am currently (at the time of this posting) going to school for another undergrad certificate in healthcare administration (which I will finish in May). I go home to Western Illinois 2-4 days per month and will notify roommate(s) of those days as much as possible as a courtesy; and I'm partnered; my partner will visit from time to time (on average my partner visits every two to three months for no more than three-four days at the time).

About You: Ideally you would be a member of the LGBTQIA+ Community (not a deal breaker though, however, if you are cishet be an ally). Also preferably female identified; men & non-binary folks are always welcome too, however there will be certain rules for males around me (again there are certain reasons for this) I would love to find two people around my own age bracket, however, younger and older are also welcome to initiate contact too. Also clean, neat, and orderly are preferable, however, I'm not one of those people whose going to "witch" about one or two minor things (life's too short for that).

Finally I would like to at least get along and perhaps participate in some sort of fun activity together (and yes I do have my own vehicle and if needed would take you some places (as I can and my time allows).

About the current apartment: This 3 Bedroom & 3 Bathroom (so 2 bedrooms & 2 bathrooms would be available) is located in Rogers Park, approximately two blocks from Clark St. (#22 Bus), Approximately two blocks from Devon St (#151 & #147 buses), plus about a roughly 10 minute walk to the Loyola Red Line Station, which is across the street from the Loyola University campus. This would be ideal for someone who attends or works at LUC. There is currently only street parking as all three parking spots in the back of the building are taken already.

Regarding pets: Cats, dogs, and birds in a birdcage are allowed and a monthly fee of $75 per pet per month.
