Gorgeous 1400 sq ft apt in Paulus Hook

The apartment:

Available for move-in on Feb 1 (with some flexibility on the move-in date possible if necessary).
The open bedroom is one of two sharing a bath. Large by NYC standards: about 11x10.

A LARGE kitchen with full oven/stove and refrigerator.
Large windows with lots of natural light.
Very quiet.
Large common space fully furnished and very comfortable.
Laundry in apt.

The location
Easy access to Grove and Exchange Place path stations.
Jersey City is an amazing, burgeoning neighborhood with every imaginable amenity. Apartment is near choice of grocery stores, fun restaurants, lots of bars, Saturday farmer's market, multiple gym options.

The Roommates
I'm a young gay male professional working from home.
I'm clean but laid back. I have a moderately active social life but am drama-free. Weekends I either do yoga, hang with friends, or chill at home while reading or watching TV/movies. I also enjoy cooking and gardening.

I am respectful of privacy at all times.

The second is a female Kundalini yoga teacher from Atlanta. Very chill and considerate of others.

I have lived in this apartment for over 10 years and love it and the neighborhood.

Considerations:

Absolutely no smoking in the apartment. No cigarettes (e- or regular). Outside is ok. Knock yourself out with edibles just don't want a stinky home. I lead a healthy lifestyle and would like to maintain a healthy apartment.

There is an A/C unit in the living room. It does not do a great job cooling down the common areas but there is a separate unit in the bedrooms. We mostly do open windows and fan in the summer unless it gets extremely hot.
This is an older building. It has small regular everyday old building issues such as sometimes you have to jiggle the toilet handle and scuffs on the floor. These are issues which have been addressed to the greatest degree possible for the age of the building. The super and landlord are both incredibly responsive to issues when I bring them up either immediately or within 24 hours. Just, if you are looking for a luxury glass tower and/or brand new construction, this probably isn’t the place for you.

Rent: $930 a month plus 1/3 utilities and internet. One and a half month security deposit for damages, fully refundable at the end of your time in the apartment.

More Details: I prefer someone who would like to stay long-term (6 months to a year). Open to someone who would like to stay month-to-month if the fit is right. I always propose a three month trial period to assess comparability.

Main thing I'm looking for is someone clean, responible, considerate, quiet late at night and early in the morning who will pay rent on time.
