Looking for a roommate in a 3bdr 2bath, New Build.

~~Hello, potential new roommate! Myself (John, male, 33, straight) and my roommate, Alex (male, 30, straight), are looking to fill a spacious and well-lit room in our fully furnished 3bdr 2bath apartment starting Sept 1st, 2021 for a 1-year sublet. If the relationship works out, you will be eligible to be put on the shared lease at the end of the year (Sept 2022). There will be a 2-month security deposit and 1 months rent due upfront ($3,000), along with proof of income (2 recent pay stubs), and a credit check. I personally will hold your security deposit in a separate account, it will not accrue interest. I will be interviewing all applicants, and I will also be your new landlord. Rent ($1,000.00) and utilities will be paid directly to me. Rent will be due on the 1st of every month and utilities average around $100 a month, (Fios internet, direct ethernet port in your room and wifi) (electric) (water bill). There will be a late fee if you are late with your bills, just like in the real world. We share a mailbox, and we have a mail room for packages that you will be able to use. There is a garage, but not many spaces are available, but if you are interested in one, I can inquire to see if I can add another to our lease. Also, we are both vaccinated.

--There will be a roommate agreement signed between both parties, along with respectful and understandable rules that will need to be followed. We are EXCEPTIONALLY clean, quiet, and considerate people, that are looking for the same.

What we are looking for in a roommate,
-- Someone that is quiet, knows how to use headphones. We do have our moments when we throw a bit of a shin-dig, but that is mostly on the weekends, and are occasional, which we would love if you joined! We very much enjoy peace and quiet. Low music/ tv obviously is not a problem, but loud enough where you are disturbing others, is.

-- Someone that is communicative, mature, and considerate. It is important that you have a personality that can easily communicate with myself, and Alex, about anything. Making an effort to be clear and transparent is key. Being mature is also important, living with others is not easy, but the money saved when doing so is sweet. So being mature is a must. Lastly, trying to live in harmony with each other is important to us, and that can be achieved through communication, maturity, and the key ingredient, which is consideration.

-- Someone who is clean, organized, and tidy. You will be sharing a large bathroom with Alex and you will be also sharing the common spaces, which are the living room and kitchen, although we spend most of our time in our rooms. The kitchen is quite big, we have sort of claimed our spaces for food and cooking-ware, but when you move in if needed, we can reorganize to cater to your needs. There are two refrigerators, you will be sharing one with me. If you are the type of person that leaves dirty dishes in the sink and waits for a magical elf to clean them one day, this is not the apartment for you! We clean every time we are done using the kitchen; we like our counters sparkling, and the same for the sink. We do not have chores; we clean in real-time (I know crazy). Seriously, it is a huge issue if we need to clean up after you. Just ignore this post if you do not practice cleanliness.

-- No drugs. I do not mess around with this topic. Okay okay, we like to drink, guilty as charged, but no weed smoke in the apartment, or smoking. And definitely, not hard drugs, or you are out, instantly.

-- Lastly, paying bills on time, same day, as requested. I expect you to pay me for rent and utilities the same day I ask for it, kindly. There will be a $50 late fee for every day you are late, taken out of your security deposit, for a max of 5 days. Also, there is a $50 late fee if you are late paying me for utilities, by 5 days, also taken out of your security deposit. If your rent or utilities are not paid by the end of the first week of the month, you will be given notice to vacate by the end of the month, and you will not receive your security deposit if it comes to this. There is no messing around here, we are charged by management for late rent, so will you, if you choose to be late. Don’t mean to be intimidating, but this is the real world.

About us,
--Alex works in big data/ finance for a bank. Really likes sports, esp. basketball and football. He also is an amazing cook! He likes to travel. He currently works from home after covid, not sure when he is going back into the office. He is very kind, clean, and quiet. Sometimes, I do not even know if he is here or not. He is also currently single. He is also a Christian.

--Me, I am an architect, I currently freelance from home. I will probably be taking a position at the end of the summer, so I will most likely not be here during the day. I love to surf, play video games, play basketball, drive my car. I have a girlfriend, who is genuinely nice and an amazing cook, that likes to visit on the weekends. I am very easy to talk to and understanding. I am a Christian.

--I am not going to list the address, because I do not want this to get around to management (subletting isn't really allowed)(I'm really cool with the super of the building, and he is aware that I will be subletting a room, so really no biggie), but I can give you the area. The building is in the liberty state park area of Jersey City, in a safe area. We are a couple of blocks from the park. The closest form of transportation to the city, is by a quick light rail (roughly 5-minute ride), to the path train, which is a 5min walk from the building. There is also a city bike right near the apartment. We are also right near liberty state park, which is awesome if you like to get out of the compression of the city life, walking distance. I will post pictures, and you can visit, during your interview, and I will give you a nice tour of the building.

--For a list of amenities, we have a dishwasher/ laundry in the apartment. Central air. New construction. The exterior wall of your room is all window, there are already installed shades. The building has a game room, tv room, big ass gym, lobby, and an incredible rooftop, with firepits, grilles, tv, and lounge area. We also have a bike room where you can store your bike. All at your disposal.
