ONE BDRM AVAIL IN TWO BDRM HISTORIC DOWNTOWN JERSEY CITY BROWNSTONE APT——

I am looking for a new flatmate to move in November 1st. The new roomie will occupy the master bedroom of this 2bdrm apartment in historic downtown Jersey City. (My roommate is moving, I am staying, I am looking for one person to move into the room--sorry--no couples/no children.)

The brownstone apartment is located on a great cobblestone road, closed to vehicular traffic, across the street from Dixon, the brownstone luxury condo complex - at a fraction of the cost ($1,299/month). The unit is located on the top floor (no neighbors walking on the floor above us). There is a washer/dryer in the unit, central air conditioning, a wood-burning fireplace, dishwasher, and a wonderful private deck. The bedroom for rent is approximately 15' x 8.75' plus a closet which is 2' deep and 4.75' wide. In addition, you will have another small hallway closet to yourself.

There is a common, spacious living/dining area as well.

The apartment is roughly a 7 minute walk to the Grove St. PATH station and roughly a 5 min walk to the pedestrian mall / restaurant row, which some might refer to as the center of downtown Jersey City. From Grove PATH it is a 6 min train ride to World Trade Center or a 23 min train ride to midtown. The apartment is also less than a 10 min walk to Liberty State Park- the largest open space in Jersey City - roughly 1.5 times larger than Central Park.

I am looking for a clean and tidy non-smoker to share the common living space with.

A little bit about me: I work as a photographer, try to get a run or two in every week, eat vegetarian (yes, I can easily live with meat eaters as well :-) I enjoy seeing live music but, I'm pretty quiet in the apartment.
I've been living in downtown Jersey City for more than a decade now and thoroughly enjoy living here. For those interested, I am a male but I do not care if my future roommate is male or female.

Just as a note, utilities (except the water bill) are not included in rent, however, they come to less than $100/person/month.

Since I have been asked in the past, I just figured I'd mention here, I am hoping to find someone to share the expense of some basic supplies for the apartment, paper towels, toilet paper, dish soap etc. However, there is no agent fee for this apt.
My name is the only one on the lease, however, my landlord is aware I am bringing in someone to fill the bedroom and sign a Roommate Agreement with whomever lives here. I also ask for three references before having my new roommate move in (ideally- a current or former roommate, landlord and supervisor at work).

I will say I thought about moving out to a one bedroom but this apartment I feel is absolutely amazing for this price point.
