Looking for a roommate in Temple Valley

This is a 2 bedroom, 1.5 bath, 2 car garage townhome, in Temple Valley. Tentatively available from March 1, but move in could be sooner or later, as it’s still currently occupied. Looking for a roommate to sign a year lease with or may be able to negotiate a shorter term. Security deposit required ($1200). Rent is due on the 1st of the month, $1200/month + split utilities (electricity/wifi ~$100-150 on average depending on usage).

One bedroom is available, while I reside in the other with my dog (female husky, must be okay with dogs), shared bathroom (shower, no bathtub), and common areas (kitchen/living room/garage/patio). One additional cat/dog may be considered, would have to be house-trained, no incessant barking and get along with my dog, and be approved by the landlord, subject to an additional pet deposit.

The room is a large, unfurnished bedroom with a ceiling fan, around 12’x15.5’ with additional closet space in the room. There’s also additional shared closet space in the common areas. An ac unit can be installed at your own expense. (Bedroom and bathroom/shower is upstairs, so must be okay with stairs, the half bath is downstairs)

There’s a in unit washer, dryer, and laundry sink in the garage. You’ll get one designated parking space in the garage, I have a car as well. There are guest parking stalls on the property nearby, but none on this lane. There is ample street parking around in the daytime, but fills up from the late afternoon/evening. Having a car is preferred to be able to get around, but there is a bus stop within walking distance.

This is a very quiet neighborhood, lots of retirees around, so not a party house, occasional house guests is fine, but noise must be kept to a minimum as to not disturb the neighbors. No drugs/smoking/e-cigs/vaping.

There is a pool, basketball court, tennis court (under renovation), and playgrounds on the property for residents and their guests. There’s a hiking trail nearby and Times is just down the street.

Looking for a good fit, preferably no couples, no preference to age, male or female, as long as you’re clean, respectful, responsible and pay rent on time. If you’re a good fit, you would have to fill out an application with the property manager, with copy of your ID, two pay stubs, and a $20 application fee, they’ll run your credit report (min score 650).
