Charming Townhome. live in landlord

I am thinking about opening a dungeons and dragons themed vacation rental...

Living room, Shared kitchen, washer/dryer, gourmet kitchen boasts loads of storage, a desk/work center & a custom peninsula for casual dining, half bath and eating area are downstairs Two assigned covered parking spots and lots of visitor parking spaces.
I have 3 bedrooms are available for rent. About 155sqft each. 2 bed rooms are 'Jack N Jill' bedroom upstairs with shared balcony looking over lovely landscaping courtyard . All rooms have new plush carpeting w/ upgraded padding, New paint. Shared full bath.
electricity, Gas/water, waste, and Wifi bills paid.
Beautiful area swimming pool with club house along with children's play ground. Nice landscaping by H. O. A.
I own and live in the townhouse. I am fairly clean, and expect the same. Last Roommate would load/start dishwasher, I would unload. Trash bags taken out when its full and replaced. Any issues with appliances/repairs or HOA are my responsibility. Friends and guests are excepted within reason, and you're responsible for their respect other other roommates' privacy and belongings. If you’re going to have lots of guests over like for a watch party, just give me a heads up. Rent is due on the 1st of each month. I stay to myself mostly and do my own thing.
