Seeking new roommate in gorgeous 3bd/3bth rowhouse

We are three mid-20s young professionals (two men, one woman) looking to fill the third bedroom in our gorgeous, recently renovated Capitol Hill/H St row house. The room is on the first level of the unit (second level of the house), just off the kitchen, and looks out onto the beautiful patio, while the other two bedrooms and washer/dryer closet are upstairs. The house uses central forced air AC and heating. We've been in this space for over three years so the common areas and kitchen are fully furnished and stocked — you would only need to bring bedroom furniture. If you have extra furniture or kitchen items, we can certainly chat about accommodating them!

Two of us work at small, progressive consulting firms and primarily work from home, while our other roommate runs a Democratic digital strategy firm and works within a few non-profits. We are open to all applicants regardless of gender identity, and are an LGBTQ+ friendly household. We also have a dog (miniature Australian Shepherd mix, approximately 30 lbs) who lives in the house and has general free rein over the common spaces. She's extremely sweet and adorable but also attention-seeking, so this might not be a good fit if you don't like dogs or are allergic. We're also open to new furry friends who get along with dogs!

The house is located two blocks from H St with access to vibrant nightlife, trendy restaurants, and the H Street Streetcar. We're only several blocks from the Capitol and Union Station, making it a perfect place for anyone working in those areas or commuting regularly.

Rent is $1400/month with a one month security deposit. Electric, internet, and water and billed separately each month, which we split equally. There is one available private parking space behind the house, available for $200/month. Street parking is also very accessible in this area.

The room will be available June 1 or as late as June 15 with no extra charge. You would be signing a one year lease with the option to renew.
