Looking to rent out 1 bedroom in my house.
I CO-own the house with my parents (Though they live in Kensington) you will be paying the rent to them, preferred via online bank transfer/venmo. Mailed check/cash okay.

5 minute drive/15 minute bike to Downtown Concord/North Concord BART

1300$(1st month rent and security deposit) moves you in, 650$ and 1/3 utilities monthly (Utilities are generally around 100-125$/month per person) This includes Water, Instant Boiling Hot and Cold Water cooler, Trash, Internet (200mb/s) and Electricity/Gas. 1/3 Household supplies (generally around 10-20$/month per person and include; paper goods, cleaning supplies, etc.)

So you are looking at 750$-775$ a month generally.

Proof of Employment or Proof of Income required. Landlord or Employer references requested. (No friends, parents or co-worker references please) Month to month lease.

About me (Aria):
I'm 31. I am a computer/video game/anime geek. I have cats, they are out and about during the day but they are always in my room overnight. I do run a group called East Bay Geeks that meets at the house on occasion (no more then once a month). I'm generally awake until around midnight and wake up around 9 or 10am. I'm very quiet in my bedroom and sound doesn't travel very far from my 'gamer cave'. I am of an average clean level though I am in the midst of improving this to above average. I am a vegetarian.

The other roommate is Jessica, she is 26, and a sweet girl. She is often not home on the weekends. We are pictured together above.

The Room:
10'x10' bedroom with two windows, one closet, and a large area rug. Unfurnished.

About the house:
1950's home, 1550 Sq feet on an 8400 Sq foot corner lot.
Large backyard with lots of space for a garden. Cement patio, shed, grill, table, chairs, lounge chairs.
House is gas heated with electric heaters in the bedrooms. Wall AC in Family room, and the master bedroom. Overhead fans in bedrooms.

The house has a living room and a family room, living room is shared by the two roomates. I am set up in the family room (gamer cave). The family room is where the washer and dryer is. You are free to use it, but please move your clothes to your bedroom after utilizing it. The living room has a large window and shares space with the dining area and is the main thorough-fare to the bathroom/bedrooms. Living room is around 15'x18'. Family Room (Gamer Cave) is around 20'x20' one small window and has access to the backyard.

I enjoy cooking so the kitchen is well equipped. We share kitchen equipment, space, and fridge, you will have one private large (5 feet tall) cabinet for pantry goods. There are empty drawers and cabinets in the kitchen for plates and other kitchen stuff. We have a nice Dishwasher with a hard food disposer.

Main house is fully furnished.
House is becoming smart, so far it has a Keypad front doorlock (smartphone controllable lock), two smartphone controllable lights (more can be added), Tablet mounted on wall next to entrance that controls the lights/locks/camera, and an indoor security camera pointed at the front door. Z-Wave product ready.
LED lightbulbs throughout.
Roomba for cleaning the floors.
Automatic shower cleaner.
Boiling hot/cold water dispenser.
Hardwood Floors
Plenty of street parking, two driveway spots.
Wifi Ready
Shared bathroom between roommates and guests.
Close to Safeway , Starbucks, Restaurants, Todos Santos Plaza etc. (5-7 minute drive 26-32 minute walk)

Downtown Concord BART (8 minute drive, 40 minute walk, 15 minute bike ride)

Overnight guests permitted but keep it to a few times a month, unless cleared with me first.

Be respectful of others and noise level during the night. The hardwood floors can be very noisy if you wear heels so if you come in late please take them off at the door. The doors can stick, but try not to slam them.

Clean! Your bedroom is up to you, but shared spaces are to be kept clean, clean up after yourself and there is a chore chart for things like trash, floors, counters, etc. which rotates every few months.

Must be open to communication and requests. Must be respectful and responsible.

One cat is permitted with a 300$ pet deposit no dogs!
