Big Dog Friendly Room/Private Full Bath In House

Big dog friendly! Seeking housemate to occupy one bedroom and private full bathroom in a single family house in Antioch. House is a three bed two bath house with a fenced back yard, fruit trees, central heat/AC, covered patio and 2-car garage w/opener. Total monthly rent is currently $2090/month, your part is $1045 rent and half all utilities and shared services. Move-in cost = $2090 first/last rent + $500 deposit. Breakdown of approximate average cost for utilities/services is below.

12 ft X 10 ft bedroom with window, has 32 in. X 22 in. closet with shelf. Full private bathroom with full sized tub/shower across the hall from bedroom, with large mirror, linen closet, and window facing back yard. Bedroom is carpeted, bathroom is vinyl flooring.

I'm a current renter here also, like a lot of folks these days, I'd like to ease my budget a bit by sharing rent cost. Income verification, background check, credit check will be handled and approved by the landlord. They are not accepting Section 8. If we decide to move forward with the process after a meet-and-greet, I will provide their application to you. They require a $45 application fee for credit and background check. They allow large dogs. If all progresses, we will both sign an addendum to my current lease (expires August 2018) with a notary.

I'm a single professional woman, work in the medical device industry. I'm pretty quiet, clean-ish but not obsessive about it, peaceful and easygoing, 99% vegetarian. A bit of a nerd, introvert but friendly, great sense of humor, pretty chill. I live with my super-friendly exuberant goofy playful 4 year old 70 lb neutered male doggie. I prefer a quiet environment, but enjoy socializing with a few friends now and then. My dog is awesome and fun (not that I'm biased or anything.)

House is furnished except for your room/bath. There is some room for additional shared furniture. I have a full size refrigerator/freezer in the kitchen, but there is a space for another fridge in kitchen if you want to add a fridge. Kitchen has dishwasher, disposal, and pantry. Washer and dryer in the garage. House is close to a lot of restaurants, stores, and freeway. Fruit trees in front and back yard make awesome peaches, plums, and persimmons.

Water: $20-30
Electric/gas: From $40 to $150 depending on outside temp.
Garbage: $15-20
