$675 room in a magical house available January 1

I’m looking for someone to take over my lease in January. This is a 4 bedroom house in Arvada near West 72nd Avenue. The vacant room is in the cozy basement.

The basics:

Shared bathroom with bathtub.

Lease: Ends on 5/31/2025

Rent: $675 by check.

Security deposit: $675 and $35 application paid to the landlord.

Pets: Cats are ok. The other roommate Kevin has two well behaved Australian shepherds that don't live here but visit regularly (the photo of the sun room was from back when an ex roommate had a cat).

Utilities: The total fluctuates every other month cause the Arvada water bill is paid every other month, but on average should be around $100 including high speed internet, electricity, gas and water.

Credit score: Must be over 650.

Laundry: In-unit.

High speed internet wifi.

420 friendly but smoke outside only.

The roommates:

Christina works from home in the medical field, she is a published author who also enjoys hiking and conversing on a wide range of topics on spirituality.

Valkyrie is a college student who is studying filmmaking and enjoys cosplaying and comics.

The roommate you'll share the basement with is Kevin, a retired gentleman in his 70s who worked many years as a manager in fine dining.
