55+ Senior Mobile Home Park | Room + Bath Avail

Room for rent with hall bathroom in a 55+ Senior Park. Newer modular home is 3bd x 2ba and is well kept place. I am a retired office manager that spends 90% of my time at home doing things like reading books, watching TV, and taking care of my cats.

Room is about 11x11 and comes furnished with a full size bed, (2) chest of drawers, (2) nightstands, a Smart TV and a ceiling fan. Can be unfurnished potentially.

Bathroom is a typical small hall bathroom with shower/tub combo, medicine chest, storage under the sink, vent fan and window. This can be a dedicated bathroom for only your use.

You also get a parking space in the carport attached to the house. I have a car, and the space fits 2 cars. Additional parking is in the community parking lot spaces a few feet away across from my place.

All utilities are included. TV is local stations which we get tons of, and smart TVs to stream other programs and services. Hi Speed Cable internet is provided. Pest control comes monthly to spray the exterior of the unit since the house was built and so we don't get ants, roaches, spiders or any pests ever.

The room next to you is the home office. My room is on the opposite side of the house.

The front porch is screened in and is a nice place to sit outside safely and privately to enjoy the weather or smoke, if you so desire.

The home is located roughly between Boulder Station and Sams Town. It is in a gated Senior Park that is quiet, clean, and well-managed. As such, they do have a policy of having all new residents (including you) get approved by the manager before moving in. The manager is great and she works fast, so its not a huge deal. We live next door to the manager and across the street from the office/clubhouse/pool, so there is no avoiding this process. :) But it lets you know they care here about making it a nice place to live and helps us feel safe.

You would have full privileges to the swimming pool, clubhouse, and resident senior activities that they make available. It is a fairly active group if you like that sort of thing... like Bingo nights, luncheons, pot lucks, holiday parties, and other get-togethers.

I am offering the room at below-market rent in exchange for a roommate that can take on extra portion of the housework, help me with some of my meal prep sometimes, and take me on local errands once in a while as I cannot drive right now and have some issues now with certain physical tasks of housework due to a recent medical issue.

I have cats which means I do have to dust and sweep the floor pretty much daily to keep things tidy. The cat boxes are Litter Robot machines that clean themselves and only require attention twice a week to maintain. You'll see, very clean and low maintenance. I am open to a roommate who also has cats if everyone can get along.

There will be a rental contract drawn up between you and my daughter, who lives locally and technically owns the house. Month to month tenancy, with a set rent rate for each year that the tenancy continues (so the rent won't arbitrarily change, but the contract can be canceled with 30-day notice by either party).

Available by 10/18 for move in.
