Spare room for rent

This room is on the 2nd floor of my home. It is 12.75'x12.25' (156sf) and has a closet that is 6'x2'. It is next to a full bath that is shared by two other bedrooms (both of which are occupied, one by a couple, and the other is solo occupant). A king sized bed can fit, but will probably make the room a bit cramped. I would recommend a queen sized bed or smaller. I am able to provide a queen sized mattress (with box spring, but no frame or sheets), a dresser, and small lamp if needed for an extra $25 a month.

Some conventional pets are acceptable, however there are a few non-negotiable conditions that your pet must meet. All pets MUST BE HOUSE BROKEN. Pets over 30lbs are too big. I do not believe in breed restrictions, however I will have to meet your pet and gauge their disposition before I can agree to renting to you. If you have a cat, their litter box must be kept in your room. If you have a dog, you would have to scoop up after them when they use the yard. The only other condition is that there is additional monthly fee of $25-$50 depending on your pet's size. Additionally, hypoallergenic pets are preferred, but not required.

All bedrooms act as guaranteed private spaces, while the rest of the house is for shared use. Rent is due on the first of each month. Utilities are separate from rent and payments are requested as the bills come in. Payments are divided in even amounts by however many people are living in the house at the time (your portion of the bills in the months that you begin and end renting here will be prorated by the number of days you were actually using the utilities, so you aren't paying for stuff you didn't use). The utilities include electric, gas, internet, water/sewage. (All following amounts referenced are from before they're divided by number of occupants, and are rough averages.) The internet is the only fixed monthly bill at $80. The rest fluctuate. The electric bill average is around $175-$200. The gas bill average is around $115-$130. The water/sewage bill average is around $75. Hopefully this info helps give you perspective on the utilities bill responsibilities outside of the monthly rent.

The house has two zoned central air and two zoned forced air heating. The house also has a brand new security system with 24/7 fire, carbon dioxide, and burglary monitoring. There is a two-car garage that is partially, being used as a gym space and storage. The driveway has enough parking space for two to four vehicles. There is additional parking available on the street. The kitchen has double ovens, a gas stove-top, an island with a built in electric grill, a dishwasher, 2 refrigerators, a small pantry, plenty of cabinets, a sink of course, a small table with 2 chairs, and 2 bar chairs for the island counter. There is a 1/2 bath on the first floor. There is a washing machine and a dryer. The house also has a full basement that is 85% finished, with the utility room being the unfinished area.

Hopefully, after reading all that you will be interested in renting a room here. I currently work from home Monday / Tuesday and in the office Wednesday-Friday. I am available nearly any time for potential renters to come view the property and spare room on Saturday-Tuesday and after 6pm Wednesday-Friday.
