• The bedroom is on the second floor and shares a bathroom with one other female. Cleaning of this bathroom is provided by the Landlord and is included in the Rent

• Rent includes utilities including WiFi, access to shared spaces (kitchen, living room, loft, laundry), dedicated fridge space, dedicated cupboard space, dedicated under-sink cabinet space, cleaning of shared spaces, shared essential supplies (shampoo, conditioner, laundry detergent, trash bags, etc)

• No need to worry about splitting chores, the cost of shared supplies, or utility bills. Cleaning of shared spaces and provision of shared supplies are included in the Rent. Utilities are included in the Rent.

• Safe and clean neighborhood, no homeless encampments nearby, no freeway or airport noise

• Minutes from downtown, ~20 minutes from the airport, UC Davis, CSUS

• 9 min walk to the nearest local bus stop that covers West Sacramento and Downtown

• No smoking, drugs or weapons in the house

• Priced for Single Occupancy. Additional $200 (incl. utilities) for Double Occupancy. School aged child can be considered.

• For Single Occupancy Roommate Only: An occasional female overnight guest is acceptable with proper advance communication

• Room includes a bed, a desk and a chair, a closet, a dresser, lamps, ceiling light(s), a fan, and central AC and heater. The bed frame and mattress are to remain in the room but small furniture can be removed if not needed

• Low-impact pets can be considered

• Shared spaces are vacuumed on weekdays from 9 AM to 12 PM. Frequency depends on need

• Quiet hours 9 PM - 7 AM

• Keyless entry to the house and auto-locked bedroom (passcode and fob)

• Fast internet

• Room darkening

• Access to a 45-acre private park for outside walking, running, and volleyball

• Smart TV

• Plenty of neighborhood street parking next to the house

• Optional garage parking for an additional fee and deposit (pending availability)

• Landlord lives on site and provides maintenance and cleaning

Currently, three professional women including myself reside in this four-bedroom, three-bathroom house. Everyone is clean, peaceful, courteous, and respects each other’s privacy and personal property. My goal is to create a clean and peaceful co-existing environment for all.
