Room Available near Carver and Briggsmore

I have an unfurnished room (about 9' x 9.5' big) for rent available now in Modesto near Carver & Briggsmore, it is $650 a month with $600 deposit. I am only looking for female tenants, as I am a married woman living alone (my husband currently stays in San Jose for work). I am close to MJC, food, shopping, Vintage Faire Mall, highway 99, and many other conveniences. The house currently has one resident, myself, 44yo female. It is a nice, quiet home in a cul de sac, parking off street & on street is available. No pets are able to come here, as there is an elderly cat here and other animals distress her. Also, this is an adult, childfree household so not looking for children to be moving in either. This is one room, and only big enough for one person. I have laundry onsite, included is access to the kitchen, living room, and a large backyard. There is a dishwasher, but it just stopped washing like a week ago, and I will not be able to get it fixed until I get renters in here and get caught up on some bills. Outside smoking is allowed.At this moment there is a “private” bathroom (newly painted and decorated!), meaning that while there is another room I am going to be renting, currently its still being fixed and cleaned up from the last tenant, so for the time being it will be a private bathroom, but I hope I can find someone else soon, so it will be shared with another female tenant in the future.
